About Lineage
Lineage is the platform for rental property investors. We coordinate acquisition, lending, insurance, and property management into a single transaction so investors can buy rental property as simply as they buy stocks. Our mission is to open real estate investing to everyone. The founding team has completed $1.5B+ in transactions and served 6,000+ investors. The platform is new. The experience behind it is not.
We're seed-stage with product-market fit. The hardest problems are ahead. We hire fewer, more experienced people and let AI multiply their output. Every hire changes what the company becomes.
The role
We're building out lending at Lineage, and this is our first dedicated loan officer. Investors come to us to buy rental property, and many finance it with us in the same transaction. Your job is to make that loan as easy as the rest of the purchase: clear, fast, and worth choosing.
This is not a sales job. There's no prospecting and no book to build. The lead is already a Lineage buyer, already in a deal. Your work starts there and ends at funding. It's all DSCR: no conventional, no FHA, nothing else to keep straight.
We're rebuilding how our loans get done this year: a new loan platform with fewer handoffs and a faster close. You'll help design the process you'll then run. If you've spent years working inside someone else's lending system and wished you could fix it, this is that chance.
We move quickly with little process overhead. Writing is how we think, so you need to write well. You'll join a small, distributed team and report to Jenni Ellis, Director of Lineage Financial Services. The role is remote.
Your first 90 days
- Day 30: You own every borrower welcome call and every rate and product conversation for new contracts.
- Day 45: You've funded your first file end to end, application through closing.
- Day 90: You're running the full pipeline, your files average under 30 days to close, and you've shipped at least one improvement that makes the next loan faster.
What you'll own
- Write DSCR loans end to end. Take the application, structure the loan, and walk borrowers through the 30-year fixed options (full am and 10-year IO) and their pricing.
- Qualify the borrower. All of our properties qualify for DSCR, so your job is the borrower side: assets, reserves, credit, LLC vesting. Files reach processing clean and close inside 30 days.
- Own the rate and product conversation and set expectations early, so terms don't get renegotiated late and wreck the timeline.
- Earn the financing. Many investors could pay cash or borrow elsewhere. They choose Lineage when the process is better. Your job is to make it better, loan after loan — never to pressure anyone.
- Hand a clean file to processing and stay the borrower's point of contact through funding and the first months of ownership. Our default rate is zero. Keep it there.
What we're looking for
We hire for optimism, agency, and rigor. Self-awareness is the single best predictor of growth, and we hire for it in every role.
Specific to this role:
- You've originated DSCR, non-QM, or other business-purpose investment-property loans, and you can explain how DSCR underwriting differs from a conventional, income-qualified mortgage.
- You're fluent in cash flow. Give you rent and expenses (PITIA, management, and HOA) and you can tell a borrower in plain English whether the property pencils.
- You like talking to investors and can hold a rate and product conversation without hiding behind jargon.
- You're careful with numbers and compliance. You double-check every figure you quote, because a wrong number on a loan file is a real problem.
You'll stand out if you have
We're looking for these across the team. If you have depth in some of them, you'll use it here. If you don't, you can build it here.
- Non-QM or DSCR experience specifically, not just conventional origination.
- Time in a mail-away, multi-state closing process, and a feel for where deals stall: appraisal, title, disclosures.
- An NMLS license and a working knowledge of the licensing and compliance landscape for business-purpose lending.
- A track record of improving a lending process, not just working inside someone else's.
- AI already folded into your daily work.
This isn't the right role if you
- Won't surface the hard thing, or won't flag a deal that's in trouble while there's still time to save it.
- Won't fold AI into how you operate.
- Want to prospect and build your own book. The leads come to you here, and that's the point.
- Need a finished, documented machine to run. Ours is still being built.
- Prefer process-heavy environments with lots of review gates and low ownership.

- The best seat in the room is between two people smarter than you. Everyone should leave every conversation having learned something.
- Every person counts. Your work isn't done at the handoff. When your work is strong, the person next to you moves faster.
- Nobody cares whose fault it was. When something breaks, we work the problem, not the blame.
Compensation
This is a salaried lending role, not a commissioned one. The leads are provided, so the pay is steady. No famine years.
- Base salary: $100,000 to $115,000
- Annual quality bonus: Target 10-15% of base, based on a portfolio scorecard: on-time closings, default performance, borrower experience.
- Equity: Ownership through our employee equity program. The upside in this role is ownership, not commission.
- PTO: ~28 days per year plus sick leave
- Benefits: 75% paid medical, vision, dental for you and your dependents
- Remote-first: Distributed team across the US working business hours
How we hire
Cover letter required. We read every application that comes with one. AI assistance is fine throughout the process if you're transparent about how you used it. We don't ghost candidates, and we respond at every stage within five business days.
- Application review. Every application with a cover letter gets a reply within a week.
- Intro conversation. 30 minutes with the hiring manager. We're figuring out what you're looking for and whether there's a real fit on both sides.
- Working session. A practical exercise close to the actual work. Part with AI (we use Claude), part without. We're evaluating judgment, not memorized answers.
- Team conversations. You'll meet two to three people you'd work with. Every interviewer has a specific lens. You'll get an honest picture of the day-to-day.
- Chat with Ron & Jesse. A real conversation about what you'd build here and whether this is the right place for both of us.
- References. We take them seriously. We'll ask to speak with people who've worked closely with you.
Two to four weeks end to end. We move quickly but don't rush. We'd rather be short-staffed than lower the bar.
