Maintenance Technician

Under minimum supervision of the Chief Engineer, or Assistant Chief Engineer, will install, inspect, repair, and perform Preventative Maintenance on HVAC and Refrigeration systems.  Assist Automation Technician as needed to operate and maintain systems.  Perform minor electrical repairs.

RESPONSIBILITIES:

  1. Inspects, diagnoses, repairs and maintains all HVAC systems within complex.
  2. Diagnoses, repairs and performs inspections related to the Preventative Maintenance Program.
  3. Inspects, diagnoses, repairs and maintains all refrigeration systems in accordance with industry standards.
  4. Assists in maintaining proper chemical treatment of chillers, cooling towers and boilers.
  5. Documents all actions relative to the inspection, diagnosis, repair and maintenance           work performed on  applicable systems.
  6. Utilizes and maintains blue prints and other technical data related to HVAC and electrical systems.
  7. Quality and quantity of work must meet or exceed established standards.
  8. Demonstrates a consistent level of work performance; strives to maintain a steady level of productivity.
  9. Insures a safe and clean work environment; demonstrates a responsibility to insure tenant areas are left in a clean, attractive state.
  10. Demonstrates responsibility for the containment of cost; conservation of supplies, utilities and equipment.

JOB DESCRIPTION - HVAC Technician

  1. Practices good personal hygiene and presents a professional appearance at all times.
  2. Understands and follows established work schedule; will not abuse personal vacation time (i.e. sick, vacation, holiday, etc.).
  3. Assists Automation Technician to inspect, repair and maintain automation systems (i.e. HVAC, pneumatic, VAV boxes, fire systems-includes inspecting & cleaning of fire alarms) as needed.
  4. Always addresses tenants, visitors and co-workers in a pleasant and respectful manner.
  5. Records monthly meter readings.
  6. Performs other job tasks deemed necessary by the Chief Engineer in order to maintain related properties in a safe and functional state of repair, including responsibilities of Mechanics I & II.    

SPECIFIC WORK ASSIGNMENTS

  1. Performs preventative maintenance on building refrigerant units including but not limited to checking refrigerant charge and operating pressures, amp motor, measuring capacitor conditions, changing filters, and cleaning coils, etc.
  2. Replaces or repairs electric motors in blowers, air handlers and pumps.
  3. Diagnoses and corrects power interruptions to equipment, building systems and/or tenant areas.
  4. Installs electric heaters, fixtures, motors, air conditioners, solenoids and actuators.
  5. Assists in temperature control by adjusting thermostats and checking the proper operation of thermostats, VAV boxes, blowers, heaters, and PE switches.
  6. Performs preventative maintenance procedures on FPU’s, DSC’s, and Metasys NCU’s as needed.     
  7. Performs chemical tests daily on closed and open loops and on boiler water when needed. Records and relays reports to appropriate individual or agency.
  8. Performs other tasks as assigned and deemed necessary by the Chief Engineer.

DESIRED COMPETENCY, EXPERIENCE, AND SKILLS

  • High School Diploma;
  • Certificate from recognized Trade or Vocational School in refrigeration/air conditioning;
  • Specialized training in pneumatic controls; 
  • Ability to read blueprints, diagrams and drawings;
  • Five (5) years experience troubleshooting and repairing HVAC systems and refrigeration systems;
  • Licensed Journeyman for City of Shreveport in heating, ventilation and refrigeration repair, installation and maintenance, or refrigeration specialist.

NORMAL DAILY ACTIVITIES

HVAC Technician

  1. Attends morning staff meeting.
  2. Perform preventative maintenance on supplemental units and heat pumps.
  3. Repair plumbing fixtures as needed.
  4. Perform preventative maintenance on REGIONS Center and Parking Garage supplemental A/C units, water fountains and refrigeration units.
  5. Perform routine maintenance on pumps and fans
  6. Change filters on water fountains and ice machines as scheduled.
  7. Replace motors and blowers as needed.
  8. Repair electric heaters.
  9. Install additional flexible ductwork and grills as needed.
  10. Install compressors and A/C units as needed.
  11. Make repairs to thermostats, blowers, VAV boxes.
  12. Perform preventative maintenance on Bank Liebert Units.
  13. Assist in rebuilding pumps.
  14. Assist in cleaning drain lines.
  15. Assist in running computer and communication wiring.
  16. Log chillers and boilers as needed.

 

This position is 100% in-office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.
