Sr. Director of Engineering
The Sr. Director of Engineering is responsible for the coordination and supervision of all aspects of engineering operations. This includes personnel management within the engineering department, oversight of third-party engineering services firms, building tenant and client relations, and delivery on the strategic goals of the Company.
The role includes supervising direct reports, implementing new processes, assisting in the planning and execution of bids for third-party services, and leading quality control oversight of external engineering firms. The Sr. Director ensures clear and effective communication around organizational changes, mergers, or acquisitions, while maintaining a safe, efficient, and comfortable environment for building tenants.
This position is also responsible for maintaining and enhancing the value of building assets by extending the life of building systems and infrastructure, with a strong and consistent emphasis on service excellence.
Responsibilities:
Essential Functions
- Lead all engineering and operational aspects across the region, emphasizing strategic oversight, planning, and continuous improvement.
- Drive the development and implementation of innovative energy-saving and sustainability programs that establish market-wide best practices.
- Establish and nurture relationships with clients, stakeholders, third-party engineering service providers, and senior leadership to support new business opportunities and enhance platform performance and profitability.
- Oversee major capital projects, including retrofits and technological upgrades, ensuring alignment with long-term growth strategies and asset performance goals.
- Direct operational and budgetary strategy, integrating long-term financial objectives to maximize return on investment and achieve cost efficiencies.
Leadership & Staff Development
- Provide leadership, support, and guidance to engineering staff as needed.
- Develop and administer staff training and professional development programs.
- Review and approve career development standards and advancement plans.
- Research and implement best practices to strengthen staff performance and engagement.
Internal & External Collaboration
- Collaborate with building owners and asset managers to ensure reliable building operations and support client profitability.
- Partner with vendors to perform building assessments and underwriting as assigned.
- Develop financial models and staffing plans to support operational goals.
- Serve as a key leader within the national engineering leadership group, contributing to organizational strategy and initiatives.
Desired Competency, Experience and Skills:
Education and Experience
- 15+ years of industry-related experience in engineering, facilities management, or building operations leadership.
Licenses
- Engineering and trade licenses required in accordance with local, state, or national regulations.
- Journeyman or HVAC license preferred.
Certifications
- SMT/SMA certification preferred.
Technical Expertise
- Demonstrate expert knowledge of HVAC systems, building automation systems (BAS), fire protection and life safety systems, troubleshooting techniques, capital budgeting, and energy management practices.
- Possess strong skills in contract administration and project management.
Maintenance & Inspections
- Develop and administer all maintenance-related protocols, processes, and standards.
- Review and provide guidance on Property Condition Assessments (PCAs), environmental reports, indoor air quality (IAQ) evaluations, structural assessments, and all other building inspections for both new and existing assets.
Emergency Response
- Serve as program leader and primary support resource for emergency response efforts across all locations.
Safety & Compliance
- Lead the implementation and continuous improvement of safety training programs tailored to regional needs.
- Develop and deploy new training modules focused on emerging safety regulations and company-specific protocols.
- Monitor and evaluate the effectiveness of training programs and implement improvements to enhance comprehension and retention.
- Establish and maintain a comprehensive system to track compliance across all regional facilities, ensuring timely reporting and corrective actions as required.
- Partner with building engineers and facility teams to identify potential safety risks and proactively develop mitigation strategies.
- Coordinate regional safety audits and inspections, ensuring consistent application of OSHA, NEC, NFC, and company-specific safety standards.
- Provide expert guidance and mentorship to local staff on safety best practices and compliance requirements.
- Maintain detailed and accurate compliance records to support audits and regional reporting.

Computer and Software Skills
- Expert knowledge of Microsoft Office products.
- Advanced proficiency with energy management software systems, computerized maintenance management systems (CMMS), and other building operational platforms.
Physical Requirements
- Ability to stand, walk, climb ladders, and lift up to 50 pounds.
- Ability to perform physically demanding tasks such as stooping, crouching, and kneeling as needed to support engineering operations.
This position is 100% in-office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.
