Property Manager

Austin, TX

Responsible for managing the Property Management staff, overseeing property operations, and serving as the primary liaison for third-party relationships.

 

Essential Functions and Responsibilities:

  • Manage, coordinate, and exercise functional responsibility for the property management business.
  • Implement property management policies and programs, ensuring effective information flow and alignment with property management strategy.
  • Provide direction and leadership to the engineering staff, fostering reasonable career advancement opportunities for professionals.
  • Track budget variances and facilitate a smooth recovery process.
  • Oversee the billing process, including the payment of invoices and disbursement of funds.
  • Monitor cash flow and cash requirements in collaboration with the Property Manager to ensure efficient cash utilization.
  • Supervise the preparation of reports, the annual budget, and other documents for the owner in accordance with the management agreement.
  • Support the timely collection of management fees and reimbursements for overhead expenses.
  • Maintain effective communication with third-party owners, ensuring full compliance with contracts and accurate, timely reporting.
  • Address tenant relations issues promptly to ensure satisfaction.
  • Conduct regular property inspections with the staff.
  • Oversee construction projects in partnership with the Construction Manager, including the approval of construction contracts and invoices.
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and directives from governmental agencies.

Qualifications:

  • Bachelor’s Degree in Business Administration or a related discipline is preferred.
  • 5+ years of experience in real estate property management or a related field.
  • CPM, RPA, or CSM designation.
  • Possession of a real estate license.
  • Strong knowledge of finance and building operations.
  • Proven experience in management, evaluation, development, and motivation of subordinates.
  • Ability to effectively manage a team of professionals, including employees and vendors.
  • Previous experience in analyzing and negotiating commercial lease and/or contract language.
  • Advanced proficiency in Microsoft Office Suite.

 

WORK ENVIRONMENT

This position operates in a professional office environment. The role routinely utilizes standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel between properties may be required in varying weather conditions.

 

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel between floors, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery; and be regularly required to walk, talk, and hear.

 

This position is 100% in-office. The role requires working in the office during standard business hours. Remote work or telecommuting is not an option for this position.
