Facilities Crew
SUMMARY
At Magnolia, the Facilities Crew is responsible for assisting in the maintenance of facilities-related equipment, machinery, and buildings and assisting with the management of the Facilities team. This position works from various Magnolia locations in Waco, Texas. It reports to the Facilities Manager and has no supervisory responsibilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Ensure work orders are completed as needed*
- Assist with the management of HVAC systems including Sensi, BMS, CASlink, and Daikin systems
- Collaborate with management to ensure the maintenance of all buildings on Magnolia properties*Use JIRA system to input and track facilities requests
- Track and submit credit card receipts on a daily basis
- Ensure maintenance and repair of facilities, equipment, and vehicles while also implementing best practices to increase efficiency and safety of processes*
- Assist management with any facilities, grounds, and garden requirements
- Meet with vendors and get estimates for repairs and then submit to management
- Check fire systems and meet with vendors for required inspections as needed
- Promptly respond to requests and issues from facility occupants using the work order system*
- Maintain effective and professional communication while collaborating with employees across all organizational levels
- Maintain availability to assist team in immediate response situations
- Promote a safe working environment by following safety guidelines
- Perform other duties as assigned

ELIGIBILITY QUALIFICATIONS
- High school diploma or GED equivalent preferred
- 0-1 years of related work experience preferred
- Texas driver's license required
- Magnolia’s insurance policy requires all insured drivers to be at least 22 years of age to drive a company vehicle
- Must be available to work flexible hours, including nights, weekends, special events, and holidays as business needs require
PHYSICAL DEMANDS
While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel; reach with hands and arms; talk or hear and taste or smell. The employee is frequently required to stand and walk. The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 50 pounds. The employee is expected to utilize team lifting techniques when lifting bulky items or items weighing above 50 pounds and up to 120 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. WORK ENVIRONMENT
While performing the duties of this job, the employee operates in a fast-paced environment. This role routinely uses tools to repair and clean various appliances. The employee is occasionally exposed to outside weather conditions. The noise level in the work environment is intermittent sounds at a level sufficient to cause hearing loss or fatigue. The employee is subject to high temperatures and low temperatures. The employee is exposed to workplace hazards.
