ABOUT PROPERTY MANAGEMENT

The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. Property Management works closely with our residents, our community partners, and their fellow MidPenners, including close collaboration with our Resident Services team.

POSITION OVERVIEW 

Under the direction of the Associate Director of Leasing Compliance and in collaboration with the on-site Property Management Leasing Operations team, the Leasing and Occupancy Manager supervises a team of Leasing and Occupancy Specialists who provide support to properties during active Lease-up. Through training, systems, and monitoring, the Leasing and Occupancy Manager ensures that all applicable regulatory requirements are met, and all necessary documentation is in place to confirm the Applicant’s Eligibility at Initial Move-In. This position is a strong team leader who can further a “shared goals, shared success” philosophy across all teams involved in leasing. When not supporting an active Lease-up, the Leasing and Occupancy team will provide support to stable properties, including independently reviewing and approving Move-In and Annual Recertification files.

This position requires travel to our Lease-Up Communities and qualifies for an Auto Allowance and Lease-Up Bonuses.

This is a hybrid position with a home base and requires travelling to active Lease-Ups within the Counties where MidPen operates on a schedule as determined by supervisor and business needs. When working remotely a reliable internet connection is required.

ESSENTIAL DUTIES

  • Oversee the Leasing and Occupancy team, including project assignments, hiring, training, and team building
  • In partnership with the Associate Director of Leasing Compliance, coordinate and inform the implementation of third-party compliance consultants
  • Facilitate and design compliance trainings and ensure that the Leasing and Operations team is providing clear and effective trainings to all Leasing Operations staff
  • Collaborate with Leasing Waitlist Analyst, Leasing Operations, and Associate Director of Leasing Compliance on reviewing and adjusting tracking systems
  • Provide second review on escalated and/or high-risk tenant files and make risk-based determinations of eligibility
  • Participate in leasing kick-off and set up calls in collaboration with Leasing Operations, Development, Property Management and Services teams
  • Travel to and provide on-site support to leasing offices as required by business needs and as directed by supervisor and/or Department head
  • Participate in weekly check-ins with the Lease Up Operations team
  • Facilitate relationship with third party compliance vendor and Lease Up Operations team, while upholding MidPen policies and furthering leasing goals
  • Collaborate with Lease Up Operations team in communicating with outside agencies as needed
  • Assess and audit leasing trackers to ensure accurate data around file processing status
  • Ensure that Leasing and Occupancy team is delivering final set of initial qualification files including eligibility file, Tenant Income Certifications, and Lease packets
  • Act as lead point of contact with investor auditor at 100% lease up and oversee audit close out
  • Assess risk and escalate to Associate Director of Leasing Compliance as needed
  • Maintains current professional and technical knowledge by attending trainings for affordable program compliance
  • Performs other duties as required

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.

Education and Experience

  • Five (5) + years of the following experience: Compliance, Property Management, Affordable Housing, or LIHTC/HUD Compliance Regulations or an equivalent combination of education and relevant experience
  • 2+ years of experience managing teams
  • Lease up experience required
  • Preferred Certifications in the following: Blended Occupancy Specialist Certification, Tax Credit Specialist Certification, Certified Occupancy Specialist, Certified Professional of Occupancy, or equivalent certification

Knowledge, Skills, and Abilities

  • Comfort managing teams and processes remotely through reporting, tracking, meetings, and check-ins
  • Knowledge of Microsoft Word, Excel, Outlook
  • Knowledge of property management software, i.e. RealPage, Yardi, a plus
  • Experience providing successful training a plus
  • Strong math skills
  • Ability to adapt to changes in structures and work priorities
  • Detail oriented with excellent organizational and prioritization skills
  • Excellent written and verbal communication skills
  • Adhere to MidPen’s business ethics
  • Must possess a valid California Driver's License with proof of auto insurance, or reliable transportation

  • Constantly perform desk-based computer tasks

PAY RANGE

$78,000 - $97,000 Annually- Pay based on applicable experience and qualifications
