Maintenance Groundskeeper
Under the supervision of the Community Manager and/or Maintenance Lead, the Maintenance Groundskeeper is responsible for the overall maintenance of the property.
Responsibilities
- Assists with move-ins, move-outs, annual inspections, and preparing vacant units for re-occupancy
 - Performs light maintenance: electrical, plumbing, painting, and minor repairs (e.g., glass, tile, locks)
 - Maintains inventory of tools, equipment, and supplies
 - Cleans common areas including laundry rooms, restrooms, offices, and hallways
 - Maintains outdoor areas: picks up ground debris daily, sweeps sidewalks and parking lots, trims shrubs, and removes weeds
 - Monitors and reports grounds conditions, completes routine groundskeeping logs, and ensures exterior areas are safe and presentable
 - Participates in emergency standby schedule (evenings, weekends, holidays)
 - Complies with safety policies and performs other duties as assigned
 
Qualifications
To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.
Knowledge, Skills, and Abilities
- Basic knowledge of OSHA regulation
 - Ability to lift 75 pounds and scale ladders
 - Have reliable knowledge of all utility routing and cut-offs, including shop and storage rooms, and ensure equipment is secure.
 - Commitment to the Mission and Values of MidPen Services and MidPen Housing 
 
Physical Requirements
- This position is considered moderately to highly physical and requires a lot of standing, bending, lifting and walking
 - Able to stoop, kneel, carry, push and pull, ascend/descend stairs, climb on ladders, climb on roofs, and crawl in confined spaces on a regular basis
 - The ability to lift and carry up to 75 pounds on a regular basis
 - Ability to hear, speak and read
 
Education and Experience
- High School diploma or GED is required
 - One year of experience with maintenance, landscape and irrigation systems
 
Pay Range
$22.00 - $25.00 Hourly - Pay based on applicable experience and qualifications
