Responsibilities
Primary Responsibilities:
- Work closely with one superintendent on assigned projects.
- Oversee the initiation of projects, including submittals, Miss Utility, and safety paperwork.
- Manage all aspects of the project lifecycle, including creating and tracking Change Orders (COs).
- Collaborate with superintendents, clients, and subcontractors to resolve project issues and ensure smooth execution.
- Handle monthly billing and ensure accurate project financial tracking.
- Responsible for project closeout, ensuring all tasks are completed and documented.
Material Management:
- Order required materials for specific projects, coordinating with the estimator to ensure correct items are ordered.
- Ensure that nothing extra is added or missing from material orders.
Production Tracking:
- Monitor and track project production to meet established goals.
- Communicate daily with the foreman and superintendent to ensure production goals are being met.
- Track production progress using an Excel template, with plans to transition to PM software in 2025.
Change Order Management:
- Perform take-offs and contribute to creating proposals for Change Orders (COs).
Ideal Candidate Experience:
- Experience working closely with superintendents, clients, and subcontractors.
- Familiarity with project management processes, including submittals, safety paperwork, and billing.
- Experience in performing take-offs and managing change orders.
- Strong communication and organizational skills to effectively track production and manage materials.
Required Qualifications:
- At minimum 4+ Years Experience in Construction with site development experience preferred
- Prior Experience as an Assistant Project Manager (APM) or Project Manager (PM)
- Proficient with AIA billing
- Ability to read/understand project drawings
- Must have experience managing projects
- Must have focus on providing exceptional customer service
- Strong attention to detail, particularly in submittal processes
- Must be highly organized and able to manage documentation efficiently
- Ability to work effectively with internal teams, ensuring alignment and progress
