ABOUT NOOKS

Nooks is pioneering Classified-Infrastructure-as-a-Service (CIaaS) — designing, building, and operating Sensitive Compartmented Information Facilities (SCIFs) and other secured, classified environments for the defense and national security community. We work with the agencies, contractors, and mission-driven organizations that keep the nation safe, delivering the physical infrastructure that makes classified work possible. We’re growing fast, operating across multiple markets, and building a company that takes both the mission and the business seriously.

About the Role

You support the Director of Real Estate, who makes every site, negotiation, and approval decision. You build financial models for the Director’s review, keep the property opportunity pipeline current, and assemble documentation for Nooks’ internal real estate approval process. Once a site is signed, you track lease critical dates and report performance against the original model. You work on the Real Estate team within Growth as an individual contributor reporting to the Director of Real Estate.

At Nooks, we move fast. While you’ll have clear ownership over your core responsibilities, startup life means priorities can shift. We’re looking for a proactive problem-solver who is comfortable with ambiguity and ready to lean in wherever the team needs them most to drive us forward.

Key Responsibilities

Financial Analysis

  • Build financial models for prospective sites using Nooks templates, including cash flow, return on investment (ROI), valuation, and pro forma analyses, for the Director’s review.
  • Run the standard scenario and sensitivity cases on each model, showing how costs and terms change returns.
  • Update operating site results against the original model and report variances to the Director of Real Estate.

Pipeline and Portfolio Tracking

  • Keep the property opportunity pipeline current, recording each prospective site’s status and milestones as deals move.
  • Track lease critical dates across signed sites, including renewals, options, and notice deadlines, and alert the Director before each comes due.
  • Prepare regular pipeline and portfolio status reports for the Director of Real Estate.

Site Evaluation and Approval

  • Screen properties against Nooks’ standard security, space, and infrastructure criteria, passing qualifying sites to the Director.
  • Compile due diligence findings on shortlisted properties, including site conditions, costs, and risks, for the Director’s decision.
  • Assemble the documentation package for each opportunity entering the internal real estate approval process, confirming it is complete before review.
  • Collect deal inputs from Finance, Product, Growth, and Operations, and schedule the reviews the approval process requires.

The Skillset

  • Bachelor’s degree in finance, real estate, economics, accounting, or a related field.
  • One or more years in real estate analysis, financial analysis, or a related analytical role.
  • Advanced spreadsheet skills (Excel or Google Sheets), including building cash flow, ROI, and pro forma models.
  • Foundational understanding of real estate finance concepts such as leases, valuation, and returns.
  • The organization to keep a pipeline and date-tracking record accurate without being chased.
  • Clear writing that turns analysis into summaries decision-makers can act on.
  • Eagerness to learn an unfamiliar domain quickly, including secure facility requirements.
  • Experience with commercial, industrial, or data center real estate, a plus.
  • Experience preparing materials for an investment committee or internal approval process, a plus.
  • Familiarity with Geographic Information System (GIS) or real estate analytics tools, a plus.

Compensation & Benefits

Yearly bonus structure and equity ownership, premium health coverage, 401(k) employer contribution, flexible time away.

Eligibility & Clearance

You must be authorized to work in the United States. This role does not require a security clearance.

Location-Specific Addendums

You work on site at Nooks headquarters in Arlington, Virginia (preferred) or at our Colorado Springs, Colorado, location. Both sites are in the Scaling phase: operational and growing, with processes still maturing. Much of your work concerns prospective sites in new markets, where you apply Nooks’ evaluation criteria under the Director’s direction. Travel to sites may be required.

What Success Looks Like in This Role

Every prospective site in the pipeline carries an accurate status, current milestones, and a financial model the Director of Real Estate can rely on. Opportunities enter the internal real estate approval process with complete documentation and cross-functional inputs already gathered, so reviews focus on the decision rather than missing information. No lease critical date on a signed site passes without being flagged. Leadership can see how each operating site performs against its original model and which assumptions held. The Director of Real Estate spends their time sourcing and negotiating rather than modeling and doing paperwork.

Cross-Functional Expectations

You work daily with the Director of Real Estate, who reviews your analysis and makes every site, negotiation, and approval decision. You collect inputs from Finance, Product, Growth, and Operations and schedule their reviews in the approval process. Lease agreements route to outside counsel or the Contracts Manager; Construction owns buildout, and Operations owns live facilities. Externally, you request property information from brokers and landlords.
