Northmarq is seeking an experienced Senior Investment Analyst (Investment Analyst III) in our Minneapolis office to support a nationally-focused Production (Debt/Equity) Institutional Equity Advisors team, focusing on the execution of both debt and equity transactions across the capital stack. The individual will be joining an active and top-performing team while providing support through financial analysis and underwriting, loan request/investment report packaging, due diligence, closing, servicing, and various support functions. Position Responsibilities:
- Underwriting – Autonomously structure and prepare underwriting of commercial real estate properties based on historical financial statements, borrower models or projections, and market standards. With minimal oversight, provide reliable valuation and loan analysis. Provide strategic insights and recommendations to Managing Director or Producer on deal structuring.
- Packaging - Prepare loan request packages that meet company guidelines and lender requirements. Packages include narrative analysis of the borrower, property, location and market, as well as underwriting, valuation, leases/rent roll analysis, and photographs, aerials, and maps.
- Pre-closing – In collaboration with Managing Directors, Vice President, or Producer, compile deal-specific lists of potential lenders, coordinate and internally track lender outreach. Request and collect loan quotes, creating detailed quote matrices for distribution to the borrower. Manage associated Salesforce updates.
- Closing – Serve as the primary point of contact for the loan closing process, including acting as liaison with the servicing department. Responsibilities include collecting and reviewing due diligence and ordering and reviewing third party reports. Review lender documentation (term sheet, commitment, loan docs, etc.) and provide recommendations on modifications necessary to meet best interest of Borrower. Maintain open communication with borrowers, lenders, legal counsels, third party vendors, and internal servicing and insurance departments on an as-needed basis.
- Research & Lead Generation – Provide reliable borrower, property, and market level data by using available third party and internal resources. Research will include but is not limited to ownership records, property transaction history, demographics, and sales and rent comparables. In collaboration with Managing Director or Producer, conduct and sustain continuous and annual lead generation efforts, leveraging internal prospecting tools and third-party platforms. Engage in outreach to industry players within the local market.
- Servicing – Perform regional office servicing functions including investor portfolio analysis, lease reviews/briefs, and routine regional office servicing duties through local market knowledge.
- Client Service – Responsible for providing lenders, borrowers, and internal teams with a best-in-class experience by providing reliable, high-quality service in a prompt, friendly, and professional manner.
- Support & Development – Provide guidance to junior analysts on underwriting best practices and deal-specific questions. Serve as a resource for complex transactions, offering support and mentorship to enhance team performance.
- Organization/Time Management – Plan, schedule, and prioritize workload to best utilize time and efficiently manage daily tasks to include research, financial analysis and underwriting, loan packaging, and closing services.
- Marketing & Office Administration – Provide administrative support and marketing efforts for office functions as needed.
What We Are Looking For:
- Minimum four years of experience in Commercial Real Estate Finance with specific experience working with Fannie Mae, Freddie Mac, FHA/HUD, Life Insurance Companies, Debt Funds, etc.
- Four-year college degree required with a major in real estate, finance, accounting, or related field. Graduate degree a plus.
- Strong understanding of cash flow analysis and demonstrated analytical skills with the ability to calculate NOI, DSC, ROC, IRR, etc.
- Strong Tech knowledge and skills, including in-depth expert knowledge of Microsoft Office (Excel, Word, PowerPoint etc.) Knowledge of Salesforce or ARGUS software is a plus.
- Strong organizational skills with the ability to multi-task while under pressure and an aptitude for problem-solving
- Resourceful with a strong initiative and ability to work independently with minimal supervision
- Strong work ethic and willingness to work extended hours when necessary
- Ability to handle multiple projects and assignments; able to prioritize and meet deadlines
- Excellent written and verbal communication skills
Minnesota Residents: Northmarq carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The salary range for the Investment Analyst III position is $76,000.00 to $102,000.00 annually (this range is a good faith estimate), plus annual bonus eligibility. The actual compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
