Northmarq is seeking an Escrow Manager in its Bloomington, MN office. This leadership role is responsible for ensuring the Escrow team meets all service agreement obligations while minimizing risk to the company and its investors. The manager oversees the training, development, and performance evaluation of staff; designs and implements systems to maximize departmental efficiency; and contributes both individually and collaboratively to achieving annual goals and strategic initiatives. This position also requires the ability to adapt processes and leadership approaches to support ongoing company growth.

Essential Accountabilities:

Leadership & Employee Development

  • Lead, mentor, and motivate staff through ongoing communication, coaching, and workload management.
  • Partner with department leadership to identify individual development needs and support employee growth through training, mentorship, and performance feedback.
  • Serve as a subject matter expert and resource for team members on complex tax, UCC, Insurance premium payments, and servicing matters.

Operational Management & Quality Control

  • Provide oversight of day-to-day departmental workflows to ensure timely processing of disbursements, payments, and servicing updates.
  • Maintain accurate servicing system records and ensure data integrity across reporting and loan files.
  • Support disbursement approvals and servicing activities as needed to ensure operational continuity.
  • Promote consistent quality standards and adherence to established procedures.

Risk Management & Regulatory Compliance

  • Ensure commercial loan portfolios comply with investor and company requirements related to property taxes, escrow analysis, insurance premiums, and UCC filings throughout the loan lifecycle, including pre‑closing and ongoing servicing.
  • Oversee and resolve high-risk tax, UCC, insurance, and compliance issues, including delinquencies and lapses, escalating concerns appropriately to minimize risk to the company and investors.
  • Conduct due diligence on loan documents and loan change events to ensure accurate setup and continued compliance.
  • Monitor and analyze loan reports to identify potential exposure and proactively address emerging risks.

Cross-Functional Collaboration & Project Leadership

  • Collaborate with Servicing, Production, Insurance, and other internal departments to resolve issues, support loan events, and achieve business objectives.
  • Lead and participate in projects and process enhancements, serving as a liaison to stakeholders as needed.
  • Contribute to a positive, solution-oriented team environment focused on efficiency and continuous improvement.

Qualifications:

  • Bachelor’s degree preferred, with preferred emphasis in Business Administration, Finance or Real Estate; or applicable business experience.
  • 3-5 years of leadership experience or a demonstrated ability to lead staff; and experience with commercial property tax, preferably in commercial mortgage business with broad-based knowledge of servicing practices and standards.
  • High level of knowledge of real estate taxes and/or UCC statements terminology
  • Strong knowledge of Microsoft Office
  • Ability to maintain sensitive and confidential information
  • Demonstrated leadership abilities
  • Ability to work both independently and collaboratively within a team, with minimal supervision
  • Effective customer relationship management; looks for ways to add value beyond customers’ immediate requests
  • Strong organizational skills with the ability to handle multiple tasks, assignments and prioritize meeting deadlines
  • Excellent oral and written communication skills
  • Ability to identify and analyze risk
  • Welcomes challenging assignments/added responsibility and seeks feedback on the outcomes; demonstrates self-confidence
  • Problem-solving skills to reflect level of responsibilities
  • Attention to detail and accuracy required
  • Ability to maintain positive attitude in all situations

  • Ability to critically analyze processes and suggest improvements

  • Understanding of how team job functions relate to other areas of Servicing and ability to work collaboratively with other Servicing and Production personnel

Northmarq carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The salary range for the Escrow Manager position is $105,000.00 to $115,000.00 annually. This range is a good faith estimate and the actual compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
