Department Overview: NYCEDC’s Asset Management Division manages 65 million square feet of real estate properties and non-traditional assets across all five boroughs of New York City including commercial and industrial real estate properties as well as transportation, critical infrastructure, and energy assets. The division pursues a triple-bottom line strategy, targeting economic returns and multiple social metrics including job creation, and growing equitable neighborhoods; as well as ensuring a thoughtful approach to incorporating sustainable and resilient measures. The division-wide portfolio encompasses a wide variety of property types, including Retail, Mixed-Use/Commercial, Industrial, Transportation assets including Cruise, Freight/Rail, and Aviation, and Cultural assets.
The Internal Controls department within the Asset Management division conducts internal controls reviews to minimize risks, protect assets, and ensure compliance with laws and regulations. Internal Controls partners with other departments within Asset Management to identify opportunities to enhance efficiency and effectiveness of business processes and appropriately manage related business risks.
Position Overview: The Associate will be a key member of the Internal Controls team assisting the Assistant Vice President with conducting internal controls reviews of Asset Management’s key business processes. The Associate will work across departments within Asset Management, including Portfolio Management, Ports, Waterfront and Transportation, Property Operations, Project and Procurement Support, Strategic Analytics, Lease Administration, Energy, and Design and Construction. The Business Associate will also liaise across EDC divisions, including Real Estate Transactions, Accounting, and Finance as needed to clarify the performance of related internal controls that impact Asset Management’s key business processes.
Essential Duties & Responsibilities:
Under the direct supervision of the Assistant Vice President of Business Operations, the major activities to be conducted include:
- Identifying and collecting data about Asset Management’s business processes and using it to identify trends and patterns.
- Creating process maps and models that show current and future states of business processes and data.
- Using results of data analysis to propose process improvement solutions that meet the business’ needs.
- Discussing the results of internal controls reviews, recommendations, and project updates with internal stakeholders and management.
- Demonstrating a readiness to participate in testing and validation of new systems and business processes.
- Identifying opportunities to improve Asset Management’s business processes and contribute to the overall internal control system effectiveness.
Qualifications:
- Bachelor’s degree from an accredited college or university in Accounting, Finance, Economics, Data Analytics, or related field.
- One to three years of business/data analysis experience.
- Intermediate skill and experience with analytical techniques and tools needed to solve problems.
- Demonstrated written and verbal communication skills; proven project management skills.
- Proficiency in desktop office automation software (i.e., Microsoft Office applications) and other business analytics applications.
- Familiarity with contracts, real estate rules, commercial lease agreements, construction projects, project management.
- Proven ability to build and maintain productive working relationships with senior management, colleagues, and external contacts, in a professional team environment.
Salary Range
$67,000 - $69,000 USD
