Position Overview: The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and serving the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for NYCEDC and assists NYCEDC in the allocation of resources among its properties.
Your Role: As Superintendent of Essex Market, you will oversee the day-to-day Operations and Maintenance (O&M) of this signature NYCEDC asset. Reporting to the VP, Operations Public Markets & Commercial Sites (“PM”), this is a supervisory field position that will oversee the Operations and Maintenance (O&M) of City-owned properties within the Asset Management portfolio at NY
Essential Duties & Responsibilities:
- Maintenance & Repairs: Perform preventative maintenance, repairs, and emergency services on EDC properties as directed, including but not limited to electrical equipment/systems, plumbing, heating ventilation and air conditioner (HVAC), mechanical systems, carpentry, painting, masonry and other general repair needs. In-house repairs should be performed when practical.
- Contracted Repairs: For repair and maintenance needs that fall outside of general repair, liaise and coordinate needed services with the SP management team and appropriate EDC retainer contractors. Provide access and escort contractors for retained services as needed. Contractors should be periodically checked on and should not work unsupervised.
- Supervisory Duties: Supervise custodial staff and other direct reports; oversee timesheets, performance reviews, scheduling, and professional development. Coach and mentor team members through hands-on training and support.
- Training: Participate in training programs with the PM team that will further their skillsets and technical knowledge of building and campus systems. Provide guidance in the form of on-the-job training and coaching to build a well-rounded team.
- Inspections & Work Orders: Partner with NYCEDC VP Operations to ensure that the market and its facilities are routinely inspected, and work orders are logged appropriately in accordance with EDC requirements. Ensure direct reports are properly tasked and equipped to log and perform scheduled inspections and work orders that occur at the campus.
- Communication and Report Outs: Communicate effectively with internal stakeholders, contractors, and vendors. Provide clear status updates and reports on ongoing maintenance, repair work, and projects.
- Field Management: Assist in management of on-site NYCEDC Field Staff and contracted retainer workers. Support and aid in the coordination of contactor site visits and or repairs. Ensure appropriate coverage among NYCEDC/contracted staff at the campus.
- Emergency Response: Respond to emergencies as required. Must be available and responsive 24/7 to help provide solutions during the decision-making process as issues arise.
- Snow Removal: During snow events that require removal duties, lead planning, logistics, and coordination efforts for snow removal operations in partnership with staff and contractors. Be physically present on-site during events to supervise and assist with removal efforts.
- Duty Station and Site Reporting: This is an onsite position that requires a 5-day presence at Essex Market with travel to our main office at One Liberty Plaza as needed. The work schedule may include weekend coverage and is subject to manager approval/consideration.

Requirements:
- High School diploma or equivalent
- 10 years of experience in commercial property maintenance and operations
- Working knowledge of construction and repair techniques
- Skilled and experienced in electrical, plumbing, HVAC, drywall and equipment associated with trades
- Ability to read and interpret building plans, including basic utilities information
- Knowledge of NYC Building Codes, Local Laws and regulatory compliance
- Strong communication, conflict resolution and problem-solving skills
- Demonstrated leadership in team supervision, budget, scheduling, safety, and staff development
- Knowledge of management BMS System
- Knowledge of snow removal equipment and usage
- Knowledge of life safety systems, fire alarm panels, readouts, sprinklers and standpipe control devices
- Proficient with technology including handheld and desktop devices for logging work orders
- Ability to lift and carry objects weighing 25-55 pounds, and work in adverse weather conditions including heat, cold, rain, or snow
- Must maintain a valid NYS Driver License with clean driving record
- 24 hour on-call response
- New York City residence within 180 days of hire

- OSHA 30 Hour
- FDNY S95 Supervision of Fire Alarm Systems
- FDNY F-01 Certificate of Fitness for Citywide Fire Guard
- FDNY P- 98 Supervision of Fuel Oil transfer in Buildings
- NYS Driver license Class D
Salary Range
$80,000 - $82,000 USD
