
Associate, Brooklyn Army Terminal

Position Overview: The Brooklyn Army Terminal Associate will support the day-to-day operations, strategy, execution, and performance tracking of the Brooklyn Army Terminal (BAT), a 4.1 million square foot light-manufacturing campus in Sunset Park, Brooklyn—one of NYCEDC’s largest operating assets. This role supports driving NOI growth, tenant satisfaction, and cross-functional coordination across EDC divisions, while contributing to asset-level planning, capital improvements, operations, and communications. Reporting to the Senior Associate, the Associate will be a key member of a small team repositioning the value-add, high-occupancy campus, while supporting the development of 400,000+ square feet of new space and the realization of the asset’s business plan.
Essential Duties & Responsibilities:
- Assist in the day-to-day asset management of the Brooklyn Army Terminal, by managing core operational data including tenant directories, stacking plans, rent rolls, budget reconciliations, lease administration and communications schedules.
- Build and maintain detailed financial and operational models to support leasing decisions, development planning, and asset strategy.
- Produce monthly reporting packages and reconciliations that track key performance indicators (KPIs) such as collections, expenses, occupancy, and forecast variances.
- Act as the day-to-day liaison with tenants. Coordinate with internal teams with urgency (leasing, operations, design & construction) to implement the asset’s business plan.
- Draft and distribute clear and timely communications for tenants, internal leadership, and public audiences.
- Prepare, process and manage leases, permits, RFPs, contracts, and other agreements, becoming the subject-matter expert for internal compliance.
- Create and maintain SOPs and process documentation for operational, financial, and tenant-facing tasks to support standardization and continuous improvement.
- Represent BAT on cross-functional initiatives, including capital projects, business development and programming, owning presentations and site tours for stakeholders and prospects.
- Support campus placemaking by contributing to events, FF&E upgrades, and activations that improve the tenant and visitor experience.
- Assist senior staff with transaction support, due diligence, and long-term planning across the broader Sunset Park portfolio.
- Other duties as assigned.
Qualifications:
- Bachelor’s Degree in Business, Finance, Economics, Real Estate, Urban Planning or related field.
- 2+ years of experience in real estate development, finance, asset management, property management, urban planning, or a related field
- Demonstrated analytical, financial modeling, communication, and project management skills; experience in lease negotiations is a plus.
- Detail-oriented and solutions-focused project manager accustomed to a quick-paced, high-output work culture; ability to work independently and strategically while prioritizing competing needs and opportunities
- Experience drafting public communications, memos, RFPs, reports, and other presentation materials
- Experience working in NYC real estate, property management, brokerage, or project management is preferred
- New York City resident (required within 180 days of hire)
Salary Range
$80,000 - $82,000 USD
