Position Objective:

OneEnergy Renewables is seeking an Associate, Real Estate. We develop solar sites where the energy market dynamics, grid interconnection rules, and land permitting requirements are often unknown or in flux. This role is important to help us navigate through the unchartered territory.  This role consists of working directly with the development team to understand, identify, and secure optimal greenfield sites in order to cultivate a pipeline of viable, competitive solar sites to support our strategy. The Associate, Real Estate works with landowners, internal employees, legal counsel, utilities, due diligence teams, surveyors, and title professionals to develop consistent, bankable, and insurable solar energy projects.

 

Responsibilities:

  • Assisting with identification and acquisition of greenfield solar energy sites.
  • Developing relationships with key landowners and working with them through lease options.
  • Partnering with Development staff to negotiate with landowners on key financial and commercial terms to achieve site control agreement execution.
  • Maintaining records of landowner outreach and contribute to the improved efficiency and efficacy of such outreach.
  • Processing and facilitating onboarding of newly signed leases into internal systems.
  • Providing support with recording legal documents.
  • Communicating the status of real estate matters to internal and external partners.
  • Traveling to project sites, county courthouses, and landowner residences as necessary to help in acquiring new leases, clearing real estate easement and title challenges.
  • Maintaining long term relationships with key land owner partners through multi-year development timelines.

 

Requirements:

  • 1+ year of experience working in renewable energy, real estate, sales, or law, including internships.
  • Experience in Microsoft Office/Office 365, Google Apps, Salesforce, and database management.
  • Experience of negotiating land contracts and land/title matters is preferred.
  • Experience with solar energy, sales, or project management is preferred.
  • Knowledge of or background in the renewable energy industry is preferred but not required.
  • Excellent verbal/written communication and presentation skills.
  • Organizational capacity to manage multiple projects simultaneously.
  • Proven ability to provide efficient, timely, reliable deliverables to internal and external stakeholders.
  • Self-motivated with proven ability to take ownership, initiative, and accountability.
  • Creative problem-solving skills and ability to execute and deliver under pressure.
  • Demonstrated ability to build relationships and interface effectively with cross-functional employee groups and external stakeholders.
  • Solid negotiating and problem-solving skills with emphasis on attention to detail.
  • Practical experience dealing with solar project development, including site identification, real estate acquisition, land and title matters, permitting, interconnection, and community outreach.
  • Must have a “roll up your sleeves and let’s get the job done right” type attitude.
  • Demonstrated qualities of integrity, credibility, and professional responsibility.
  • A willingness to contribute to our culture which thrives on building trust and holding one another accountable. 
  • Ability to travel and access sites of varying terrain. Position requires frequent travel, up to 1-2 weeks per month or about 20% of working time; must carry an active driver’s license with acceptable driving record.
