About the Team

Orenda’s Asset Management department is responsible for the safe, compliant, and profitable long-term operation of the company’s entire fleet of Battery Energy Storage System (BESS) assets. Our primary objective is to maximize asset availability, revenue capture, and operational lifespan while managing all contractual, regulatory, and stakeholder obligations. Four functions report to the Director of Asset Management: Operations & Maintenance (site operations), Asset Integrity (engineering), Central Operations (24/7 command center & markets), and Commercial & Regulatory (contracts, compliance and reporting). We own the operating system that makes fleet operations repeatable at scale: engineered maintenance programs, a 24/7 monitoring capability, disciplined handovers from construction, and decision grade reporting.

We partner cross functionally with Development, Pre-Construction, Construction, Asset Technology, and Finance to ensure assets arrive operable and operate profitably.

About the Role

The Commercial Asset Manager owns each asset's commercial life. As leader of Commercial & Regulatory, you are the commercial and contractual owner of every BESS asset in the fleet: its P&L, its contracts, its warranty claims, its permits and insurance, and its relationships with landlords, the utility, and municipal entities. Where the Site Operations Manager owns what the asset physically does, you own what it earns, what it costs, and what it is owed and you collect.

Reporting to the Director of Asset Management, you build this function from zero: the obligations register that tracks every commitment in every contract, the claims discipline that converts warranty rights into recovered dollars, the procurement and payment controls the department runs on, and the monthly business reporting that leadership steers by. You administer every OEM Long-Term Service Agreement and vendor contract from signature onward, and every third-party maintenance invoice reaches you carrying the Site Operations Manager's technical approval you own the commercial decision to pay. This is the role that makes every counterparty deliver what their contract says.

  • This role is ideal for: a commercially disciplined operator who treats an OEM warranty like an asset and a contract like a working tool, and keeps landlords, utilities, and agencies on side without giving anything away.

What you’ll do

  • Own and manage the P&L for the assigned portfolio of BESS sites: budget construction, monthly budget versus actual (BvA), forecasting, and variance explanation
  • Serve as primary commercial owner for all OEM Long Term Service Agreements (LTSA) and major equipment warranties: obligations administration, quarterly business reviews, SLA enforcement, escalations and credits
  • Initiate, file, and manage all commercial warranty claims to recovery, on validated data packages assembled by Central Operations with Asset Integrity RCA
  • Own all vendor contracts: NOC, CMMS, HV/MV subcontractor, fire services, FDNY consultant from signature through renewal, renegotiation, or exit.
  • Own controllable opex and approve all non-maintenance invoices — rent, property taxes, utilities, insurance, contracted services — against contract.
  • Manage site-level agreements including leases and interconnection agreements through renewal.
  • Maintain the commercial risk register: contract disputes, regulatory changes, and stakeholder risks tracked with named mitigation owners.
  • Coordinate with Construction and Development on every incoming project: confirm all contracts, warranties, permits, insurance, and obligations are in hand and clean before commercial takeover.
  • Start hands-on across the portfolio, then build and lead the commercial team (portfolio, contracts and warranty, compliance) until it performs nearly all the work.
  • Act as the single point of contact for property owners; manage all commercial and planned coordination with Con Edison and municipal entities
  • Manage insurance policy renewals and claims; ensure administrative compliance with all site permits (DOB, FDNY) across the portfolio
  • Process third-party maintenance invoices for payment upon the Site Operations Manager's technical approval; run the PO/procurement workflow and delegation-of-authority discipline
  • Produce the monthly business reporting pack and decision/issue log with the Director; maintain the document and obligations systems the department depends on.
  • Coordinate with the three peer managers: pay only maintenance invoices carrying the Site Operations Manager's technical approval and contract the vendors they oversee; use the Principal Engineer's RCA findings as claim evidence and log their technical risks in the commercial risk register; and initiate warranty claims from the Central Operations Manager's data packages while drawing on their performance and revenue data for the P&L and reporting.

Requirements

  • Bachelor's degree in business administration, engineering, construction management, or a related field, or equivalent qualification through progressive commercial and contract management responsibility
  • 7+ years in contract or commercial management within energy, infrastructure, or construction, including 3+ years as the accountable owner of contracts or a portfolio where the obligations, the claims, and the consequences were yours.
  • Claims taken through to resolution: has personally prepared, filed, negotiated, and closed warranty or contract claims, and can walk through the evidence file that won one.
  • P&L or budget ownership with monthly forecasting, variance reporting, and the credibility that comes from never presenting an unexplained number.
  • Contract literacy under pressure reads and enforces SLAs, liquidated damages, caps, and exclusions; redlines effectively with counsel and knows which terms are worth the fight.
  • Vendor performance management: has converted SLA failures into credits, corrective action, or exit not absorbed them.

Preferred Qualifications (Bonus)

  • BESS or renewables vendor landscape familiarity: OEM LTSAs, storage warranties, performance guarantees
  • NYC landlord, real-estate, or utility coordination experience
  • ConEd VDER or NYISO commercial construct exposure
  • Insurance program administration experience
  • Previously built a commercial, contracts, or procurement function from scratch

Skills and Attributes

  • Treats commercial discipline as non-negotiable: no obligation slips, no renewal lapses, no invoice paid without its technical approval, regardless of pressure to move fast.
  • Makes timely, well reasoned decisions on commercial issues, weighs settlement against escalation appropriately, and knows when to bring in counsel or the Director.
  • Organized, process driven, and capable of administering many live contracts, claims, and stakeholder threads at once without dropping balls; maintains registers and records that survive audit.
  • Communicates clearly in writing and in person. Produces concise commercial updates and board grade reporting that give leadership what they need to act, and is equally credible with a vendor's counsel, a landlord, and the CEO.
  • Works effectively across departments and builds strong working relationships with OEMs, landlords, Con Edison, and agencies without compromising Orenda's position.
  • Takes full ownership of commercial outcomes and pursues claims with documentation and persistence, without being adversarial.
  • Positive, solutions oriented mindset and genuine work ethic.

Work Environment

This is a full-time position based at Orenda’s headquarters in Brooklyn, NY, with extensive and regular work at active sites across the five NYC boroughs, including on-call rotation participation.

  • Base Salary: The anticipated base salary range for this full-time position in New York City is $130,000-$160,000 per year. The final base salary will be determined on a case-by-case basis and may vary based on the successful candidate's relevant experience, skills, and qualifications.
  • Bonus: In addition to the base salary, this role is eligible for a significant annual performance-based bonus.
