Facilities Engineer (2)
Powerhouse Arts is a not-for-profit organization committed to creative expression. Housed in a purpose-built-facility in Brooklyn, the organization hosts an extended network of art and fabrication professionals and educators who work together to co-create and share artistic practices vital to the well-being of artists and the communities to which they serve. Our new facilities house fabrication services, production services, production spaces, and member workshops for artisans.
Powerhouse is seeking a Full-Time Facilities Engineer to support the Chief Engineer in ensuring the efficient and safe operations and maintenance of mechanical systems at Powerhouse Arts. This position will be responsible for supporting and maintaining a clean and safe work environment, performing rounds, conducting routine assessments, and performing of day-to-day preventive and corrective maintenance on all MEPs.
Responsibilities:
- Perform ongoing preventative and repair response work orders on facility mechanical, electrical and other installed systems, equipment and other components
- Maintain and operate all HVAC operations including buildings BMS, , Mitsubishi VRF air conditioning system, 8 rooftop AC with indirect gas heat, vav boxes, VFDs, find tube radiations, pumps and motors. Other mechanical equipment might include air compressors, air filtration systems, sump pumps, diesel oil pumps, exhaust fans, hot water heaters, domestic water pump station, sewage ejector pits, emergency generator with load bank, heat trace systems, electrical systems and plumbing systems.
- Inspects building systems including fire alarms, HVAC and plumbing to ensure operations of equipment is within design capabilities
- Study and become familiar with the various items or equipment, and the methods required to use them properly, that are required in everyday activities
- Completes maintenance and repair records as required from a CMMS
- Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory occupancy and operations.
- Estimates time and materials needed to complete repairs
- Responds quickly to emergency situations, summoning additional assistance as needed
- Participate in all Health and Safety Committee activities required including incident investigations, interviewing, auditing and assessments, etc.
- Monitor and comply with all applicable government agency codes and regulations (FDNY, DOB, DEP, EPA, OSHA, etc.) as relates to building operations, and safe work habits
- Comply with all safety procedures, maintaining good housekeeping and safety work areas. Recognizing danger and safety hazards and propose methods to eliminate them.

- Minimum of (5) years of technical experience in all aspects of building engineers with strong backgrounds in technical aspects of HVAC, plumbing, electrical production equipment repair and maintenance
- Experience in industrial, university, laboratory, hospital, or similar buildings preferred
- Attention to detail, excellent organizational skills, and ability to problem solve and handle multiple projects
- Experience working with FDNY, DOB, and other government agency standards/codes
- Working knowledge of OSHA Standards, and health and safety best practices
- A strong interest in the arts
- Fluency in G Suite, Microsoft Office Suite, and Dropbox/Box platforms required

Special requirements/physical demands:
- Ability to lift up to 50 lbs. following appropriate safety procedures. Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks
- Work in an upright standing position for long period of time; be able to reach overhead; have full range of mobility in upper and lower body
- Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions
- Climb ladders and work at heights above ground level
- Ability to use scissor lifts to work at extended heights at 22 - 29 feet above ground
- Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain, humidity)
- Repeat various motions with the wrists, hands and fingers
Hours + Compensation: The schedule for this position is an 8-hour shift from Monday-Sunday with schedules between 7:30-10:30pm. Evening and weekend work required. The salary range for this role is $87,505.60 annually. Benefits include health insurance, employer-sponsored retirement plan, generous paid vacation and PTO, a CitiBike membership, and TransitChek.
