Building Engineer

YOUR ROLE AND IMPACT
Prometheus is looking for a Building Engineer for its Commercial division in the San Mateo/Peninsula area. This position is responsible for all physical operations of mid-rise or high-rise property including preservation and maintenance of the monitoring operating expenses, providing a quality business environment for tenants and establishing a positive, completion of service requests, and productive working relationship with staff. This position reports directly to the building manager and supervises all other maintenance personnel.
- Building Management – As the point of contact for the completion of service requests and supervision of maintenance staff, your role is to achieve financial goals through effective productivity of maintenance staff and functions without compromising quality. Your day to day may be projecting schedules, inspecting completed work, project management, maintenance recordkeeping, maintaining upkeep of commercial suites, anticipating capital needs for operating budget, and developing or updating written procedures for upgrades and new commissioning.
- People Management – You are invested in the people side of things, such as monitoring and scheduling maintenance and vendors, resourcefully using resources, coaching and adherence to company policy, directing day to day work, consulting and coordinating with other departments on key issues, and responsible for hands on training on new and existing equipment.
- Daily Operations – You are also highly organized and efficient, administering engineering functions and accurately tacking inventory for repair and maintenance, observing and reporting liability or safety concerns to the appropriate point of contact, and planning layouts and estimating costs for repairs and replacement parts for electrical, mechanical, plumbing and electronic systems. You are also experienced in negotiating with vendors, timely and accurate maintenance recordkeeping and the monitoring of all equipment, building systems, etc. to ensure maximum efficiency and life span of the product.
- Industry Expertise – You are experienced in property-specific needs such as asbestos (and remediation techniques/plan), identifying deficient HVAC, plumbing, fire/life safety systems. You can identify and assess the ability of the in-house crew and determine when an outside contractor is required. And you are an expert with contract negotiations, monitoring and contractor performance. Fair market pricing and negotiation understanding are crucial skills as are knowledge and preparation in company and industry safety standards and remedies.
HERE'S MORE OF THE NITTY-GRITTY:
The Building Engineer possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation:
- High school diploma or General Education Degree (GED). Formal training at an accredited vocational school, college program, or trade school preferred.
- Minimum of three years with experience in mid-rise and high-rise office buildings or critical facilities. Class A high-rise building and mixed-use experience preferred
- Experience with FACP, Electrical, Fire Life Safety Systems, and Building Automation front end and downstream controls.
- Universal CFC/EPA license preferred.
- Must be proficient in all areas of commercial buildings, locks, plumbing, electrical, water features, roofs, HVAC, and life safety equipment.
- Effectively present information and respond to questions from groups of managers, clients, tenants, and the general public.
- Must possess basic computational skills; add, subtract, divide, and multiply. Must be able to prepare and analyze data figures and transcriptions generated by a computer
- Computer proficient in Windows, MS Office, Word, Excel, Outlook, Yardi and the Internet.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions.
- Must be able to lift up to 50 lbs. occasionally.

Compensation
- Pay Range: $40.00 to $50.00 per hour
