How you will shape Prophero:
- Strategic Exit Planning: Define the roadmap for each project, determining optimal exit timing, transaction structures, and sales channels to maximize ROI and market positioning.
- Sales Cycle Management: Drive the end-to-end divestment process for all assigned assets, from the initial go-to-market strategy to the final execution of the Sale and Purchase Agreement (SPA).
- Advanced Valuation: Conduct deep-dive market research and asset valuations using DCF, comparables, and cost methods to identify divestment windows and price trends.
- Due Diligence & Modeling: Lead the financial and technical preparation for sales, including the development of IRR models, cash flow projections, and comprehensive data room management.
- Portfolio Optimization: Monitor asset performance and refurbishment progress to make agile "hold vs. sell" decisions based on marginal and accumulated profitability.
- Cross-Functional Leadership: Coordinate with Legal, Operations, and Finance to ensure seamless workflows and provide high-level reporting and market risk analysis to Leadership.
- CRM Innovation: Proactively contribute to the design and implementation of our proprietary CRM to automate and scale divestment operations.
What you will bring to our team:
- Real Estate Expertise: 5+ years of demonstrable experience in the real estate sector, specifically in asset management, divestments, or investment banking (Real Estate M&A).
- Advanced Financial Acumen: Deep knowledge of real estate valuation methodologies (DCF, IRR, cap rates) and the ability to build and interpret complex financial models.
- Analytical Rigor: A data-driven mindset with the ability to conduct thorough market research and translate macroeconomic trends into actionable divestment strategies.
- Project Ownership: Highly organized and methodical, with the capacity to manage the due diligence and sales process of multiple assets simultaneously with impeccable attention to detail.
- Stakeholder Management: Excellent communication skills to coordinate with internal teams and external stakeholders, ensuring all legal and financial requirements are met for a successful closing.
- Startup Mindset: Proactive, resourceful, and adaptable. You are comfortable in high-growth environments and eager to contribute to building new processes and implementing technology (CRM).
