About the position
As Director of Project Delivery and Asset Services, you will play a critical role in safeguarding and enhancing Qualitas’ investments through disciplined, hands-on oversight of property development projects. Working closely with the Development Director and broader investment team, you will ensure projects are thoroughly assessed prior to investment and delivered with rigour, accountability and precision through to completion.
This role is central to Qualitas’ governance framework. You will interrogate project detail before capital is committed, examining design, construction methodology, delivery strategy, physical risks and financial feasibility, to support informed lending and investment decisions. Once projects move into delivery, you will maintain active oversight of progress, risk controls and contractor performance, intervening early and decisively where issues arise.
Through strong leadership and technical expertise, you will help protect investor capital, strengthen delivery outcomes and reinforce Qualitas’ reputation for disciplined execution and operational excellence.

Key responsibilities
- Assess development risk across new lending and investment opportunities, including development structures and delivery strategies
- Review commercial proposals and interrogate financial feasibilities
- Conduct detailed reviews of planning, design, presales or leasing, site conditions and physical constraints
- Provide delivery and physical risk assessments and recommendations prior to funding or lending approval
- Maintain oversight of projects post-investment, monitoring design development, procurement and construction delivery
- Ensure appropriate processes are in place for quality assurance, OH&S and industrial relations
- Review and assess documentation to ensure alignment between developers and builders
- Provide clear, accurate and timely monthly reporting across a portfolio of 10–12 projects at various lifecycle stages
- Take remedial action where risks or delivery issues emerge
- Represent Qualitas in meetings with builders, shareholders, analysts and other stakeholders
- Maintain professional, responsive and effective communication with all internal and external stakeholders
What you’ll bring to the role
- Tertiary qualifications in Construction Management, Engineering, Property or a related discipline, with postgraduate finance or investment experience advantageous
- Extensive end-to-end experience delivering complex property developments across residential, commercial, industrial and/or retail sectors
- Strong commercial acumen with the ability to interrogate feasibilities, budgets, programs and delivery strategies to protect investment outcomes
- Deep understanding of construction methodology, contract structures and delivery risk, with a proven ability to identify and mitigate issues early
- Confident, credible leadership style with the ability to challenge constructively, influence outcomes, and hold teams and partners accountable
- Excellent stakeholder management and communication skills, including the ability to present complex delivery and risk matters clearly to senior decision-makers
