RealtyMogul was created to make this asset class available. We allow our investors to buy portions of properties instead of entire ones or get exposure to multiple properties via our proprietary REITs.

Today we are one of the largest, most recognizable brands in online real estate crowdfunding, with over $1.1 billion in capital invested into over $8 billion of real estate nationwide. We remain focused on building the best online experience to enable investment into highly vetted commercial real estate assets and to educate our growing user base about the many aspects of real estate investing, all through an online, scalable platform.

RM Communities is a wholly owned subsidiary of RealtyMogul and is our general partner (“GP”) direct acquisitions business where we source and close multifamily acquisitions on behalf of investors.  Current AUM is $450+ million across 18 assets and ~2,500 units.  

About Your Role:

RealtyMogul is seeking a Managing Director to manage and grow the RM Communities business.  This role includes directly acquiring & financing multifamily assets, managing a team of acquisitions, underwriting and asset management professionals and expanding RM Communities’ network of capital partners.  The ideal candidate will have deep experience in multifamily acquisitions and asset management and structuring and negotiating joint ventures.

The candidate will have at least fifteen years of experience and a proven track record of success in managing and growing real estate platforms that directly acquire multifamily assets.   

What You’ll Do:

  • Develop and execute the strategic roadmap to scale RM Communities’ business; sit on Executive Leadership team of RealtyMogul
  • Full P&L responsibility for the RM Communities direct acquisition business
  • Hire, manage and mentor the team, including acquisitions, underwriting and asset management professionals
  • Alongside Director of Acquisitions, leverage existing brokerage relationships to source and close multifamily acquisitions
  • Review deal-level underwriting and sit on Investment Committee to approve transactions
  • Manage DD process for acquisitions and approve all deals for release of escrow
  • Alongside Director of Investments, foster, establish, and maintain strong relationships with capital partners including family offices, HNW individuals and funds to raise capital for RM Communities deals; manage information sharing with capital partners to include underwriting, business plans and results of due diligence
  • Work with RealtyMogul marketing and investor relations to continuously grow high net worth investor relationships through the RealtyMogul online platform
  • Alongside VP of Asset Management, ensure performance of assets is within budget and manage refinancing and dispositions
  • Work with legal counsel to negotiate legal agreements including term sheets, PSAs, operating agreements and joint venture agreements
  • Work with brokers, lenders and counsel to structure and negotiate debt for each acquisition
  • Act as the face of RM Communities, representing the firm at conferences and hosting quarterly webinars alongside team for prospective investors about state of the multifamily market & RM Communities’ portfolio

Who You Are:

  • Minimum of 15 years in multifamily real estate with a proven track record of acquiring and asset managing assets
  • Bachelor's and/or master’s degree in finance, Real Estate and/or Economics preferred
  • Both a high level, strategic thinker and obsessed with the details
  • Excellent computer skills with MS Office including Word, Excel and PowerPoint
  • Self-starter and highly motivated with the ability to multi-task and manage multiple relationships and deals at once
  • Deep negotiation expertise on PSAs, JVs, loan agreements
  • Strong capital partner relationships for multifamily real estate
  • Experience with 1031 exchanges and TICs/DSTs a plus
  • Experience in RM Communities target markets – Ohio, Michigan, Virginia, Arizona, North Carolina a plus
