REPORTS TO: Director of Strategic Initiatives 

CLASSIFICATION: $17.00 per hour, Part-time, Hourly, Non-Exempt 

EXPECTED HOURS: 10–25 hours/week (flexible around class schedule) 

WORK LOCATION: Primarily in-office; limited remote hours may be approved based on project needs and performance

JOB SUMMARY: The Strategic Initiatives Intern is a part-time role for a resourceful, proactive, and highly accountable student who can support a variety of business priorities. This position contributes to business development needs, while also supporting strategic internal initiatives that improve how we operate. Focus is on information gathering, process improvement, reporting, systems thinking, and opportunities to streamline work using technology and AI.

This role is a strong fit for someone who thrives with autonomy, takes ownership of their work, and can move projects forward without needing frequent oversight—while still communicating clearly, welcoming feedback, and asking thoughtful questions when needed. Priorities may shift over time, and the intern is expected to adapt while maintaining quality and follow-through.

ESSENTIAL FUNCTIONS:

  • Build and maintain prospect lists and concise summaries related to potential properties, markets, and ownership/management groups.
  • Conduct thorough market research to identify emerging trends, competitive landscapes, and potential opportunities with clients.
  • Completing underwriting and developing proposals for new business opportunities
  • Develop and implement an outreach strategy to find and contact potential management opportunities.
  • Support projects across departments based on current priorities and business needs.
  • Improve workflows by identifying inefficiencies and building scalable solutions—templates, documentation, and automation/AI tools—that reduce manual effort and improve clarity and accuracy.
  • Track progress, communicate updates proactively, and follow through on deliverables with minimal reminders.
  • Collaborate with internal stakeholders to gather inputs, validate assumptions, and ensure outputs are reliable.
  • Demonstrate consistent alignment with company core values in communication, work quality, and follow-through.

TOOLS YOU WILL USE:

  • Costar, CollegeHouse, Entrata, AI, (Chat GPT etc.) and standard Microsoft/Google tools (Excel/Sheets, Docs, email, etc.)

KEY PERFORMANCE INDICATORS (KPI'S):

  • Outputs are accurate, clean, and actionable with minimal rework required.
  • Consistent follow-through on commitments and deadlines.
  • Number of recommendations and deliverables completed, which have meaningful impact, for company initiatives
  • Estimated hours saved for team members through process improvements and systems created.

QUALIFICATIONS:

  • Currently pursuing a degree in Business, Finance, Economics, Analytics, Real Estate, Operations, Strategy, or a related field.
  • Comfortable in Excel or Google Sheets (organizing information, basic formulas, sorting/filtering).
  • Strong written communication and attention to detail.
  • Ability to work independently and manage multiple priorities.

WORK ENVIRONMENT & TRAVEL:

  • Standard office environment; prolonged periods working at a computer.
  • Travel: May be invited to attend a leadership conference if available; participation may depend on class schedule and timing.
