Location: Hybrid - Los Angeles, CA or Costa Mesa, CA

Job Purpose:

The Construction Project Administrator  will support the Development & Construction (“DCM”) team with various analytical and budgeting processes, to improve performance across the entire portfolio. This position will be responsible for assisting with all aspects of budgeting/forecasting, analysis, and quarterly earnings call preparation. This role has significant exposure to all company departments and requires excellent communication and interpersonal skills. Extensive experience in Yardi (Voyager and Elevate) is essential to this role.

Responsibilities include but are not limited to:

  • Management of the monthly repositioning / redevelopment budget / schedule reporting via Smartsheets / Excel
  • Lead the development of DCM reporting, and assist with financial and operational data analysis, research, and ad-hoc reporting
  • Preparation of development / repositioning schedules (in collaboration with construction managers) to support strategy approvals
  • Providing relevant DCM input into monthly executive packages
  • Conduct monthly project reviews to assist with accurate / effective cost management, budgeting, and forecasting
  • Collaborate with DCM, Leasing and Finance teams, and ensure high levels of accuracy in projection of revenue forecasts for developments
  • Prepare monthly/quarterly reports for the DCM team
  • Collate development statistics for quarterly SEC filings, monthly contract commitments
  • Monitor and analyze key performance indicators (KPIs) and other DCM department metrics
  • Review underwriting documents and create capex jobs in Yardi
  • Provide Yardi job management oversite, and work with Assistant Project Manager / Project Manager teams, and Accounting to ensure accurate data
  • Quarterly collection of “e-value” data with the Property Management and Capex team and liaising with our external ESG / LEED consultant
  • Project status updates (annual) pertaining to ESG reporting, green bonds, credit facility

Qualifications:

  • Extensive Yardi (Voyager / Elevate) experience essential
  • Experience in Smartsheets desirable
  • BA or BS degree in engineering, analytics, real estate, or related field
  • Prior analytical role with 3+ years of experience ideally in construction and / or real estate
  • Detail oriented with strong organizational and verbal communication skills
  • Highly collaborative and team oriented
  • Ability to prioritize, multi-task and work independently
  • Proficient in Microsoft Word, Excel, and PowerPoint
  • Must be located in Southern California

Rexford Industrial's total reward plan includes a premier benefits package, bonus eligibility and long-term stock incentives. The expected hourly range for this role is $28.22 to $37.50 (annualizes $58,697 to $78,000) with a 10% discretionary annual bonus target and stock grant eligibility.*The actual hourly rate and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be performed. The final hourly rate and total compensation will be described in any offer letter.
