About the Role:

As a Service Technician, you will be a vital part of our Construction Operations team, ensuring not only the maintenance and upkeep of our properties, but also taking on additional responsibilities crucial for the smooth operation of our rental units. This role encompasses hands-on maintenance work with key operational tasks necessary for maintaining properties in a "rent-ready" state.

Responsibilities

  • ​​Complete routine and preventive maintenance, inspections of units, common areas, and amenities across properties, as directed by internal service requests
  • Ensures heating, ventilation and air conditioning (HVAC) systems are functioning as intended
  • Perform test for proper functionality and have general knowledge of HVAC components
  • Use a variety of hand and power tools
  • Respond to on-call and potentially after hours emergencies in a timely manner
  • Prepare homes by: 
    • Ensuring they are move-in ready by proactively flagging anything impacting the leasing experience
    • Perform light cleaning duties as needed, including sweeping, vacuuming, and other cleaning tasks to maintain the cleanliness and appeal of the properties
    • Ensure proper removal and disposal of trash, if needed
  • Complete a variety of inspections including: 
    • Move-out, make ready, move-in, and annual inspections as well as occupancy checks and a variety of other inspections
    • Quality assurance inspections of work completed by outside vendors
    • Conduct onboarding inspections for new homes and document asset information
  • Work in a safe manner and recognize unsafe situations. Take appropriate action to ensure safety of themselves and others in building
  • Serve as Mynd’s “on-the-ground” ambassador; post legal notices and inside maps across the property
  • Other duties as assigned

Qualifications:

  • High School diploma or GED equivalency required. Associates degree from a technical college preferred. 
  • 2+ years of direct building maintenance experience strongly desired
  • Valid driver's license & reliable transportation
  • Tools (hammer, screwdrivers, channel locks, multimeter, allen wrenches, pliers, knife, flashlight)
  • Excellent communication skills, both written and verbal (written follow-up, ability to explain solutions to resident issues, etc.)
  • Ability to prioritize, multitask and efficiently manage one's schedule
  • Tech savvy with ability to learn and use systems for tracking, scheduling and communications
  • Ability to use mobile applications and other tools for a variety of tasks
  • Positive, can-do attitude with a commitment to excellence and achieving goals
  • Can work independently
  • Flexible schedule with ability to work evenings and weekends, if needed

Work Environment:

While performing the duties of this job, the employee is occasionally exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to talk and listen. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Compensation:

$25.00 - $30.00 hourly. The compensation range may be adjusted based on experience and location.
