
Assistant Property Manager - NYC

- Establish strong relations with tenant representatives and property personnel
- Engender superior tenant relations, engagement, satisfaction and retention by maintaining a high-level of involvement with Tenants and through first class customer service, frequent interaction and building events.
- Use sound judgement and reason to diligently respond to and resolve problems, with a goal of resolving differences where possible and escalate to PM in a timely manner.
- Analyze tenant requests and assess for systematic issues and opportunities for improvement
- Respond to tenant needs, ensuring administrative and building technical staff promptly resolve problems
- Assist Property Manager in the creation and distribution of requests for proposals, service agreements, and purchase orders and in accordance with established RXR policies and procedures
- Work closely with engineers to manage and evaluate contractors’ performance and adherence to the terms of each agreement
- Project management and performance oversight
- Ensure accurate file organization, both electronic and hard, and compliance with company standards
- Review and recommend approvals for issuance of purchase orders and accurate tracking and payment of vendor invoices.
- Ensures property personnel and trades are compliant with Building Rules and Regulations, City codes and ordinances, labor regulations and collective bargaining agreements.
- Coordinates and attends project meetings and reports back to the organization
- Ensure that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards.
- Assist in coordinating tenant move-ins and move-outs
- Responds to vendor queries
- Monitors and responds to emails, phone calls and texts after business hours.
- Oversee the daily operations and maintenance of the building; ensuring that they are run in accordance with RXR’s standards and processes
- Ensure property and its operations remain in compliance with all codes, laws, and environmental concerns
- Oversee safety and integrity of building systems through staff and or contractors
- Perform regular tours of the building to ensure proper maintenance and fulfillment of staff, contractor, vendor and tenant responsibilities.
- Engender superior employee/labor relations
- Direct and supervise staff as directed by Property Manager
- Effectively and regularly communicate with Property Manager regarding ongoing projects and activities at the property performed by building staff, tenants and third-party contractors
- Provide formal supervision to individual employees within a work unit and/or group.
- Identify training needs, track performance, coach and mentor direct reports.
EXPERIENCE & EDUCATION:
- Bachelor’s level degree in Business or related field,
- A minimum of one (1) year as an Assistant Property Manager of a Class A high-rise commercial office property.
- Two to three years of progressively responsible related experience in a commercial property, tenant management or hospitality setting; or any combination of education, training and experience, which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
- Must be strong in Excel and proficient in Microsoft Outlook, Word, and Office 365
- RPA, FMA, LEED and related designations preferred
- Computer Skills: Microsoft Excel, Word, Outlook, Office 365, Kardin, Angus, Avid, Yardi, CCTV & ACS Software.

The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience).
Bonus eligible.
Pay Range
$85,000 - $90,000 USD
