RXR seeks an exceptional project manager to work on major mixed-use projects in the New York City metro area.

The RXR platform manages 104 properties and investments with an aggregate gross asset value of $16.5 billion, comprising approximately 30 million square feet of commercial properties, a multifamily residential portfolio of approximately 9,600 units under operation or development, and control of development rights for an additional ~3,000 multifamily and for sale units.[1]
RXR’s development portfolio spans multifamily development, major commercial developments, large-scale master plans, and public-private partnerships, with over 8 million square feet of ground-up construction completed and another 2.2 million square feet of active ground-up construction currently underway. RXR specializes in public-private partnerships and master developments that include the $4.2 billion development of Terminal 6 at JFK International Airport, the $6.5 billion development of 175 Park Avenue and associated transit improvements, and an 1,100-acre, $3 billion mixed use development in Raleigh, North Carolina. RXR has leveraged its real estate expertise to achieve transformational redevelopments of unique New York City spaces, often with public and institutional partners, such as Long Island University in Brooklyn, Pier 57 in Hudson River Park, landmarks like the Starrett Lehigh building, and residential conversions of obsolete office properties.
The Project Manager for Development role is multi-faceted, often working on several projects simultaneously, and provides direct support to the Project Executive, the development team, and all other involved parties. This support encompasses all facets of project development, including feasibility and planning, investment due diligence, predevelopment and entitlement, stakeholder engagement, construction, leasing, and project turnover. The Project Manager will be involved in coordinating and managing all tasks relating to the project, including but not limited to the day-to-day operation of the office, development and construction administration, information gathering, and monthly reporting. Tasks will also involve project accounting, contract preparation, change order management, coordination with consultants, payment application processing, budget and schedule preparation, sales and marketing, and preparation of project collateral for a wide variety of uses and audiences, including C-suite-level internal and external stakeholders.
Responsibilities:
- General Responsibilities:
- Support the Development team in all aspects of project management for NYC metro area projects.
- Collaborate with Asset Management, Accounting, Construction, and Investments teams.
- Manage budgets and cost tracking for consultants, contractors, and vendors, ensuring timely processing of invoices and requisitions.
- Assist in assembling consultant teams, including drafting requests for proposals, evaluating and leveling consultant bids, and negotiating and drafting contracts.
- Ensure proper communication and overall coordination of the project team, while assisting in managing the project schedule through all phases.
- Prepare project communications and collateral for internal and external stakeholders, e.g. status updates, decision memos, PowerPoint presentations, investor overviews, and joint venture meeting agendas.
- Project Administration & Documentation:
- Maintain project documentation, including construction documents, design studies, approvals, legal documents, and other key materials.
- Develop and ensure adherence to protocols for document control, invoicing, and project workflows.
- Record and distribute meeting minutes, track action items, and ensure timely follow-ups.
- Maintain and administer project tracking documents and filing systems.
- Support scheduling, logistics, and meeting coordination for the project team.
- Project Budgeting, Accounting, and Cost Management:
- Manage the Project Development Budget, including tracking potential change orders, building loan & project loans, forecasts, and cost curves.
- Utilize project cost management software (e.g., eBuilder) to interface with project accountants for monthly requisitions and to manage budget reporting.
- Execute, process, and track consultant and vendor contracts, change orders, payment applications, and invoices.
- Coordinate with Accounting team on project billing, lender requisitions, and capital calls.
- In collaboration with Legal, Finance and Asset Management teams, assist with the construction loan process, including terms, documents, due diligence, closing, ongoing communication and coordination with lender representatives.
- Interface with the Construction team to develop estimates, monitor construction progress, change orders, potential change orders, field issues and value engineering exercises.
- Ensure the consistency of all project documents, legal agreements, approvals, and loan commitments.
- Reporting
- Assist in preparing and distributing regular reports to investors, senior management, and lenders.
- Create spreadsheets and analyses for project tracking, budgeting, and decision-making.
- Consultant Management:
- Manage the day-to-day processes of the consultant team, including meeting and schedule coordination, recording and issuance of meeting minutes, and deliverable tracking.
- Review and comment on consultant deliverables to ensure alignment with project plans and vision.
- Maintain and organize project files, permits, inspection certificates, and construction records.
- Assist with bid document preparation, contract administration, and purchase orders.
- Track contractor and vendor payment applications and invoices.
- Ensure insurance compliance for consultants, contractors, and vendors.
- Maintain updated plan files, as-built drawings, submittals, and certificates of occupancy.
- Financial Analysis and Business Planning
- Review and prepare project due diligence and participate in underwriting.
- Assist in vetting and evaluating potential investment deals.

Education and Experience
- Bachelor’s degree
- Minimum of 4 to 6 years of commercial real estate development experience required
- Preferred experience includes project management; content-area experience in design and construction, land use approvals, urban planning, and/or financial analysis is recommended

Pay Range
$115,000 - $135,000 USD
