Engineering Associate

SUMMARY:

The Engineering Associate plays an integral role in the overall success of RXR’s engineering department. Under the leadership of the VP - Head of Engineering, this role will assist with all aspects of engineering operations, including engineering asset management/maintenance, project management, data analysis, reporting, and management of strategic projects. The associate will assist the team with property engineering services.

RESPONSIBILITIES:  

  • Assist in the day-to-day performance of the delivery of services at the property level, ensuring operations are in line with best practices and established procedures. Assist with governance practices to ensure properties are operated, maintained, and tested per local, state, and national requirements.
  • Interface with corporate teams, ensuring compliance with all policies and procedures. Reach all performance goals, including quantitative cost savings and qualitative customer service ratings.
  • Assist with metrics and objectives for engineering staff; support performance and compensation processes in line with union collective bargaining agreements.
  • Build and maintain robust relationships with the Property Teams. Assist with the development and operation of portfolio and property-level preventative/predictive maintenance programs; regularly track monthly, quarterly, semi-annual, and annual progress.
  • Assist with administrative R&M audits to ensure corporate programs and local municipality guidelines are adhered to.
  • Support the development and management of capital / operating financial budgeting and expenditures.
  • Compile and review individual property metrics and compare against portfolio-wide metrics using analytics or other tools to ensure that the portfolio is being managed within goal parameters.
  • Review potential and existing leasing for operational impacts.
  • Provide input and support to strategic planning initiatives; in partnership with Portfolio Property Managers, identify cost savings opportunities. Participate in regional planning processes to develop portfolio-wide strategies.
  • Assist with input to the annual operating plan for assigned assets.
  • Review and assist with management of 3rd party maintenance reports.
  • Manage corporate guidelines and objectives to align the assets with industry best practices of predictive maintenance.
  • Assist with input of multi-year capital infrastructure plan for assigned assets.
  • Manage the collection and archiving of all critical documentation. Ensure that team members are properly maintaining archives of drawings, schematics, equipment operations manuals, warranty documents, and other critical information.
  • Assist with purchase orders, requests for proposals, contract documentation, vendor management processes, and various vendor scope and fiscal documentation.
  • Effectively manage communications across assets between team and management contacts, particularly in instances of critical emergencies (i.e., system failure, downtime).
  • Assist with company ESG data analytics and reporting.
  • Assist with the implementation and management of custom reporting as required.
  • Perform property analytics, including property equipment and system management, energy and sustainability management, and financial management.
  • Assist with incident management programming.
  • Utilize suppliers for the effective delivery of maintenance and repair services in support of all applicable environments.
  • Assist with periodic audit schedules, ensuring that all audits are 100% completed and properly recorded.
  • Support the property teams to ensure the timely and cost-effective completion of all R&M-related violations. Proactively track all equipment and personnel permits (DOB, FDNY, DEP, etc.) to ensure regulatory compliance dates.
  • Provide support to the property managers, portfolio managers, and EVP on operational issues around the campus and be a resource.
  • Perform additional job duties as requested.

EXPERIENCE/EDUCATION:

  • Minimum two-year technical degree in HVAC, engineering, or related field.
  • Basic knowledge of building HVAC, electrical, plumbing, automation, vertical transportation, IT, and life safety/fire protection systems
  • Ability to read and understand drawings, specifications, and various measuring and testing devices
  • Strong data analytics and administrative skillsets
  • Excellent interpersonal and relationship-building skills
  • Strong oral and written communication skills
  • Strong strategic thinker and planner. Ability to analyze large amounts of data to support operational decisions. Strong analytical ability to think about all the factors that might affect a situation, and the ability to create solutions to move forward
  • Strong organizational skills and complementary abilities (i.e., how resources can be arranged for maximum productivity)
  • Strong judgment, problem-solving, and crisis management skills. Must be able to work under intense deadlines
  • Strong Proficiency with Microsoft Office Suite; Ability to learn additional software suites, including databases and business intelligence software.

The salary range and/or hourly rate listed is a good faith determination of potential base compensation that may be offered to a successful applicant for this position at the time of this job advertisement and may be modified in the future. When determining a team member's base salary/rate, several factors may be considered as applicable (e.g. location, years of service, specialty, education, relevant experience).

Bonus eligible. 

Pay Range

$60,000 - $75,000 USD
