
Associate, Fund Portfolio Management

Job Summary
The Associate will support the portfolio management of RXR’s existing and new real estate private equity and debt funds. This includes day‑to‑day fund and portfolio management, financial forecasting and reporting, and coordination across internal teams to ensure timely execution of portfolio business plans. The role also supports investor reporting by synthesizing portfolio insights and ensuring timely, accurate delivery of fund updates and materials to LPs. This role balances operational rigor with investment‑level understanding to keep funds running smoothly and investors accurately informed. The Associate will collaborate closely with acquisitions, asset management, strategy and product development, and accounting teams to produce rigorous analytics, maintain portfolio models, and support strategic capital allocation decisions.
Key Responsibilities
Fund Management & Forecasting
- Build and maintain detailed fund‑level and investor‑level financial models, including performance forecasts and scenario analyses.
- Prepare and update fund cash flow models; monitor liquidity and covenant compliance.
- Coordinate with asset and accounting teams to gather operational and financial data for valuations, reforecasts, and portfolio analytics.
- Support portfolio optimization analyses such as sale vs. hold, recapitalizations, and refinancing scenarios.
- Conduct return attribution and benchmarking analyses versus relevant indices and peer sets.
- Collaborate with asset managers, senior executives, and the Investment Committee on fund performance reporting and analysis.
Investor Reporting
- Enhance and maintain standardized reporting templates to improve reporting quality and consistency.
- Prepare quarterly and annual investor reports, fund fact sheets, and presentation materials for LP updates and meetings.
- Manage investor due diligence requests; draft responses to questionnaires, inquiries, and ad‑hoc analysis requests.
- Gather and synthesize data across teams to update materials and build analyses from raw source information.
Systems & Data Management
- Oversee data integration and quality control for portfolio analytics tools.
- Implement process automation to reduce manual reconciliation and improve reporting efficiency.
- Maintain historical fund and asset performance datasets.
Qualifications

- Analytical Thinking: Ability to interpret financial data, build models, and problem‑solve across complex portfolios.
- Excel Proficiency: Strong modeling capabilities, including advanced formulas, lookups, pivot tables, filters, and automation techniques.
- PowerPoint Proficiency: Ability to design clear, compelling presentations for internal and external stakeholders.
- Real Estate Fund Fundamentals: Understanding of real estate concepts, product types, fund structures, transactions, and market dynamics.
Experience & Education
- 2–5 years of experience in real estate finance, investment banking, or fund management.
- Bachelor’s degree in real estate, finance, accounting, economics, or a related field.
- Demonstrated experience building financial models in Excel (testing required).
- Strong attention to detail, both technical and written.
- Organized, proactive, and able to manage multiple priorities independently.
- Ability to work under pressure and willingness to work extended hours when needed.

Pay Range
$90,000 - $100,000 USD
