Role Overview
As JazzX’s Mortgage Closing SME, you will be the single-domain authority for U.S. residential mortgage closing across product, engineering, and operations. You will own how closing workflows — clear-to-close review, fee reconciliation, Closing Disclosure preparation and balancing, closing document generation, funding, and post-closing handoff — are defined, explained, and operationalized into the JazzX Mortgage Application.
This is a hands-on position based in our Bangalore office, working closely with the product and engineering teams. You will work representative loan files through the closing process, document every step, calculation, and exception in detail, and translate that operational knowledge into product requirements, decision rules, test cases, and validation programs for AI-assisted closing.
JazzX is building AI products that automate and assist U.S. residential mortgage origination and fulfillment. Our product and engineering teams bring deep AI and software expertise, but they do not come from the mortgage industry. This role exists to close that gap: you will embed with the product team as a hands-on domain expert, bringing real operational mortgage experience into product design and product build at a very detailed level — from workflow maps and edge cases down to field-level definitions, decision rules, and acceptance criteria.
What You’ll Do
Hands-On Closing & Workflow Documentation
- Work representative U.S. residential mortgage files (conventional, FHA, VA, purchase and refinance) through the closing process: clear-to-close verification, fee collection and reconciliation with settlement agents, Closing Disclosure preparation and balancing, closing package generation and review, scheduling, funding conditions, and wire/funding coordination.
- Document, at field level, how closers validate fees and tolerances, balance the CD against the settlement agent’s figures, calculate prorations, prepaids, escrows/impounds, and per-diem interest, and verify that closing documents are complete, accurate, and consistent with final underwriting approval.
- Capture common closing defects, last-minute change scenarios (rate changes, fee changes, seller credits, walk-through issues), curative title items, and rework loops that delay closings — so the product can be designed to detect and prevent them.
Product Design Partnership
- Embed with the product team as the voice of the closer persona; review product specs, AI assistant behaviors, document generation and review outputs, and fee-balancing workflows against real-world closing practice.
- Define acceptance criteria, edge cases, and test scenarios for closing-facing features — including CD line-item validation, tolerance cure logic, document checklists by loan type and state, and funding condition workflows.
- Help design how AI-generated outputs (CD reviews, fee discrepancy flags, document completeness checks) should be presented to closers so they are trusted and actionable.
Compliance, Timing & Tolerance Context
- Explain TRID closing requirements in operational terms: the three-business-day CD waiting period, redisclosure and re-waiting triggers, zero/10% tolerance categories and cure requirements, and changed-circumstance handling at the closing stage.
- Flag state-level variations that affect closing (wet vs. dry funding states, attorney vs. escrow closing states, recording and transfer tax differences, notarization and eClosing/RON acceptance) so product designs account for them.
Settlement, Funding & Post-Closing Handoff
- Map the interaction model between closers, settlement agents/title companies, loan officers, underwriters, and funders — including data exchanges, balancing cycles, and escalation paths.
- Specify how funding conditions are generated, tracked, and cleared, and how funded files hand off to post-closing, shipping, and investor delivery — including trailing documents and common post-close defects that originate at closing.
Validation, QA & Knowledge Transfer
- Blind-test AI/automation outputs (CD balancing, fee validation, document review) against manual closer work; quantify discrepancies, diagnose root causes, and prioritize remediation.
- Define monitoring metrics and guardrails (CD accuracy, cure frequency, closing defect rates, funding turn times) for AI-assisted closing features.
- Train product and engineering teams on closing fundamentals; build and maintain playbooks, checklists, and persona documentation; serve as primary domain reviewer for closing-related specs and release readiness.
What We’re Looking For
Required Qualifications
- 8+ years of hands-on U.S. residential mortgage closing experience (closer, closing/doc-prep specialist, funder, or closing QC/audit roles), ideally including senior, team lead, SME, or training roles within a mortgage BPO/KPO, captive, or U.S. lender offshore operation.
- Deep, current knowledge of TRID closing requirements: Closing Disclosure preparation and balancing, tolerance categories and cures, waiting periods, and redisclosure triggers.
- Demonstrated expertise in fee reconciliation with settlement agents, prorations, prepaids, escrow/impound calculations, per-diem interest, and closing package review across conventional, FHA, and VA loans.
- Working knowledge of state-level closing variations (wet/dry funding, attorney/escrow states, recording requirements) and exposure to eClosing, hybrid closing, or RON workflows.
- Practical experience with major LOS platforms (Encompass or equivalent) and document generation systems; ability to map LOS fields and milestones to closing tasks and calculations.
- Excellent written and verbal English communication skills; comfortable working directly with U.S.-based and India-based product and engineering teams across time zones.
Skills & Competencies
- Ability to translate closing experience into explicit rules, field-level calculations, and structured test cases.
- Strong attention to detail and a validation mindset — able to spot where automated outputs diverge from correct closing practice, quantify the risk, and explain why.
- Comfort working in a fast-moving product and engineering environment rather than a production-volume environment.
- Collaborative and proactive; able to teach closing fundamentals to non-mortgage colleagues.
Preferred
- Experience in mortgage closing or post-closing operations at large BPO/KPO providers, global capability centers, or technology vendors serving U.S. lenders.
- Prior involvement in process documentation, training content creation, quality audit, or automation/AI initiatives.
- Exposure to post-closing QC, investor delivery, or trailing-document management in addition to core closing.
