About the Role
We are seeking a detail-oriented and proactive Project Director to lead the full life cycle of new development projects, including planning, marketing, and sales, across a dedicated portfolio from pre-launch through sellout. You'll serve as the primary point of contact for developer clients, driving strategy and ensuring flawless execution with the judgment and consistency they expect from a trusted partner, while also acting as the lead relationship manager between our agents and the SERHANT New Development team, providing the guidance, support, and hands-on involvement that helps them succeed on every project in your portfolio.
Responsibilities
· Partner with sales team members to develop and oversee project marketing strategy, including brand positioning, sales gallery and collateral development, digital presence, and campaign execution
· Collaborate with internal departments to inform key project decisions, including market research and data analysis, pricing strategy, unit mix, amenity recommendations, and floorplan development
· Manage relationships with creative agencies, PR firms, media buyers, photographers, and other outside vendors, and oversee junior marketing coordinators or project managers as needed
· Liaise with in-house agencies to create fresh and engaging marketing assets and digital content as needed
· Manage project budgets and timelines, ensuring vendor deliverables and marketing production stay on track
· Plan and support project-related events, including sales gallery launches, broker previews, and VIP buyer experiences, ensuring each event reflects the project's brand and drives sales momentum
· Ensure individual project sales operations adhere to corporate guidelines and processes as they pertain to reporting, daily operations, sales meetings, and appointments
· Monitor sales velocity and project performance, flagging risks and recommending adjustments to the internal team and client as needed
· Support new business efforts by contributing to pitches and presentations for prospective developer clients, helping position SERHANT New Development as a strategic partner from the earliest stages of a project

Qualifications
· Bachelor's degree in business, real estate, or a related field
· 10+ years of proven experience in project management, marketing, and sales within the real estate industry
· Active New York State real estate salesperson or broker license
· Knowledge of local real estate laws and regulations
· Strong financial acumen, with experience managing budgets and vendor contracts
Skills
· Excellent communication and presentation skills, with the ability to confidently present strategy and performance to developer clients and internal leadership
· Proven team leadership and mentorship experience, with the ability to guide and develop junior coordinators or project managers
· Detail-oriented, with exceptional organizational and multitasking abilities
· Ability to work independently and effectively in a fast-paced, dynamic environment
· Client-focused, with a commitment to delivering exceptional service
Compensation
Actual compensation within the pay range listed below will be decided based on factors including, but not limited to, skills, prior relevant experience, and specific work location.
The national base pay range for this position within the United States is $175,000 USD.
Your Location
This position is hybrid eligible for candidates based in the New York, New York area. The role may include occasional work at additional SERHANT. offices or attendance at offsites, as agreed to with your manager. Candidates must live within the United States.
