Overview

The Facilities Maintenance Technician is a critical role responsible for the maintenance, repair, and operation of boilers, compressors, and various building systems. The technician ensures that all mechanical systems function efficiently and safely, contributing to a comfortable and productive environment for building occupants. This position requires a blend of technical expertise, problem-solving skills, and a commitment to safety and compliance.

Essential Duties and Responsibilities

This Facilities Maintenance Tech ensures the optimal operation, maintenance, and repair of boilers, compressors, HVAC, and various building systems.

Boiler Maintenance:

  •   Conduct regular inspections and preventative maintenance on all boiler systems excluding combustion systems and Tube and pressure vessel systems.
  •   Troubleshoot and repair non combustion boiler malfunctions, ensuring adherence to safety regulations, manufacturer, and state guidelines.
  •   Monitor boiler performance, including pressure, temperature, and water levels.
  •   Maintain accurate records of boiler inspections, repairs, and maintenance activities.

Compressor Maintenance:

  •   Perform routine inspections and maintenance on air and gas compressors.
  •   Diagnose mechanical issues and perform necessary repairs or replacements.
  •   Ensure that compressors are operating efficiently and in compliance with environmental regulations.
  •   Keep detailed records of compressor performance and maintenance work.

Building Systems Maintenance:

  •   Conduct regular inspections and maintenance on HVAC systems, plumbing, electrical systems, and general building infrastructure.
  •   Respond promptly to maintenance requests and repair issues reported by building occupants.
  •   Collaborate with other maintenance staff to ensure all building systems are functioning properly.
  •   Assist in the installation of new equipment and systems as needed.

Documentation and Reporting:

  •   Maintain accurate logs of maintenance activities, repairs, and inspections.
  •   Prepare reports on equipment performance and maintenance needs for Maintenance Manager review.
  •   Communicate effectively with Maintenance Manager regarding ongoing maintenance projects and issues.

HVAC System Maintenance:

  •  Perform routine inspections and preventative maintenance on HVAC systems, air handlers, and ductwork.
  •  Clean and replace filters, lubricate moving parts, and check refrigerant levels.
  •  Troubleshoot HVAC malfunctions and perform minor repairs as needed, ensuring optimal heating and cooling performance.
  •  Monitor and control building automation systems to ensure efficient HVAC operations.
  •  Respond to occupant complaints related to temperature control and air quality.

 

Education and Work Experience

  • Minimum of 3-5 years of experience in boiler and compressor maintenance or building systems maintenance.
  • Experience in a commercial or industrial setting is a plus.

•    Must be able to occasionally lift and/or move up to 50 pounds

Working Conditions
The Maintenance Technician position is located in a manufacturing environment, which includes:
•    Exposure to high temperatures
