Position Overview

As Project Manager of Real Estate & Facilities, you will lead all aspects of real estate strategy, facilities operations, capital projects, and workplace planning across Skild's portfolio — overseeing site selection, lease negotiations, campus planning, construction management, facilities engineering, workplace experience, and infrastructure capacity planning (power, HVAC, robotics testing environments, etc.). You will serve as the internal owner's representative for Skild's new headquarters development and future expansion strategy, ensuring our facilities enable advanced robotics R&D, prototyping, testing, and scaled production. 

Responsibilities

  • Real Estate Strategy: Lead site selection, financial modeling, lease negotiations, and transaction execution across Skild's growing portfolio.
  • Headquarters Development: Serve as owner's representative for new facility buildouts — overseeing architects, GCs, and consultants from planning through occupancy.
  • Specialized Infrastructure: Manage buildout of robotics testing environments, high-bay spaces, R&D labs, and high-capacity electrical and HVAC systems.
  • Facilities Operations: Oversee day-to-day operations across all sites including vendor management, preventative maintenance, and CMMS implementation.
  • Budget & Financial Management: Own annual real estate operating and capital budgets, occupancy cost modeling, and capital spend reporting.
  • Compliance & Safety: Ensure adherence to building codes, OSHA, fire/life safety, and industrial regulations across all sites.
  • Workplace Planning: Partner with the People team on space planning aligned to headcount forecasts and workplace experience

Preferred Qualifications

  • 10+ years of experience in corporate real estate, facilities management, or industrial real estate.
  • Demonstrated experience delivering complex construction projects ($25M+ preferred).
  • Direct experience supporting hardware, robotics, advanced manufacturing, semiconductor, or aerospace environments.
  • Deep fluency in electrical distribution (480V, medium voltage), mechanical systems, and industrial buildouts.
  • Experience negotiating commercial leases and purchase agreements with strong financial modeling skills.
  • Background in engineering, architecture, or construction management is a plus.
  • Familiarity with sustainability certifications (LEED, WELL) or microgrid/energy storage systems is a plus.
