Overview

Speed Bay Warehouse Solutions is a vertically integrated real estate investment and management platform focused on acquiring and operating shallow bay, multi-tenant light industrial assets in prime infill markets throughout the U.S. Sponsored by the founders of Black Creek Group—whose 30-year track record includes over $25 billion in real estate transactions—the firm is led by a seasoned executive team with extensive real estate industry experience and deep expertise investing in and managing multi-tenant light industrial properties. Speed Bay is building a national portfolio designed to deliver durable, long-term value through disciplined acquisitions, operational excellence, and technology-enabled performance.

 

This is an exciting opportunity to join an emerging commercial real estate operating platform focused on acquiring and managing multi-tenant light industrial shallow bay properties in key metropolitan areas across the US.

About the Role

Speed Bay Warehouse Solutions is seeking its first Chief Marketing Officer to define and own the brand and marketing function of a fast-growing, institutionally backed real estate investment platform. This is a rare opportunity to shape the identity of a firm with experienced founders, significant capital, and a clear path to becoming the nationally recognized leader in shallow bay, multi-tenant light industrial real estate.

The CMO will own the end-to-end marketing function—from brand strategy and investor positioning to digital presence and creative output—and will serve as the in-house steward of external marketing partners. The role is central to how Speed Bay presents itself to institutional LPs, private wealth platforms, and the broader market as it scales its fundraising and firm-building efforts.

The ideal candidate has led marketing for an institutional asset manager or distributed investment products business serving institutional and high net worth channels, is comfortable operating within FINRA marketing standards, and brings the strategic instincts to translate a complex investment platform into clear, compelling narratives for multiple distinct audiences. Experience with real estate investment products, 1031 exchange offerings, or non-traded REITs is a meaningful plus, but not a prerequisite. This person is both a creative leader and a disciplined operator—able to build durable marketing infrastructure while moving quickly to support active fundraising and broader firm-building initiatives.

Key Responsibilities

Brand & Marketing Strategy

  • Define and evolve Speed Bay’s brand identity, ensuring consistent messaging that positions the firm as the premier specialist in shallow bay, multi-tenant light industrial real estate.
  • Serve as the brand champion across the organization, partnering with leadership to refine mission, values, and market positioning.
  • Build a scalable marketing and communications infrastructure that supports near-term fundraising priorities and long-term firm growth.
  • Partner with the Property Management team to ensure all property-level branding—signage, leasing materials, tenant communications, and on-site presentation—is consistent with Speed Bay’s brand guidelines and reflects the firm’s standards of quality and professionalism.
  • Develop and maintain a set of brand guidelines that can be easily adopted across the Property Management team, ensuring a unified and consistent identity at every tenant and investor touchpoint.

Institutional Marketing & Brand Building

  • Partner closely with the capital formation and leadership teams on active institutional fundraising, shaping narratives and preparing materials for first meetings, follow-ups, on-sites, and investment committee presentations.
  • Apply a marketing lens to existing institutional materials, refining and repackaging them for different investor conversations and stages of diligence.
  • Sharpen how the fund, platform, and investment opportunity are presented as the firm engages a broader range of prospective LPs and strategic counterparties.

Distributed Products & Private Wealth Marketing

  • Lead the continued evolution of Speed Bay’s distributed product materials across non-traded REIT, private Reg D funds, 1031 exchange offerings, and related vehicles.
  • Develop and tailor materials for anchor investors, wealth platforms, and distribution partners, with a framework for footnotes, disclosures, and source support that can be consistently applied.
  • Review materials through a FINRA compliance lens in partnership with legal and compliance, ensuring adherence to applicable regulatory standards.
  • Support ongoing refinement of product positioning as the firm broadens its distribution footprint.

Content, Digital & Thought Leadership

  • Set strategy for Speed Bay’s digital ecosystem—website, social, and paid media—ensuring an always-on presence that is up to date, engaging, and compelling across multiple audiences.
  • Oversee the website from design through ongoing maintenance, working with the internal team and external vendors as needed.
  • Establish Speed Bay as an authoritative voice in the shallow bay industrial sector through research, thought leadership, and selective media engagement.
  • Manage third-party vendors responsible for paid digital marketing, including Google Ads, SEO, and other performance channels—setting clear KPIs, overseeing campaign strategy, and ensuring all activity is aligned with Speed Bay’s brand standards and business objectives.

Team & Vendor Management

  • Manage and develop the internal design and marketing team, fostering a collaborative, high-output culture with strong feedback loops and low regrettable turnover.
  • Own day-to-day relationships with external marketing, creative, and digital vendors, ensuring their output is high quality, on brand, and aligned with Speed Bay’s strategic priorities.
  • Identify gaps in team capacity or capabilities and make recommendations to leadership on resourcing as the platform scales.

Qualifications

  • 10+ years of marketing leadership experience, with significant time in commercial real estate, financial services, or institutional asset management.
  • Demonstrated experience marketing investment products in institutional and high net worth channels; familiarity with distributed product structures (non-traded REIT, private Reg D funds, 1031 exchange offerings, or similar) is a plus but not required.
  • Familiarity with FINRA review standards and marketing requirements for SEC-regulated investment managers.
  • Proven ability to tailor materials for sophisticated institutional investors and private wealth audiences.
  • Track record of building and developing high-performing marketing teams, with the ability to lead creatives and generalists toward shared goals.
  • Strong portfolio across brand, creative, and digital, including agency and vendor management.
  • Excellent written and verbal communication skills, with an ability to translate complex investment concepts into clear, audience-appropriate messaging.
  • High-level proficiency with design and productivity platforms (Adobe Suite, Framer, PowerPoint, Canva, Microsoft Office); working proficiency with AI-powered tools for content creation, research, and workflow optimization.
  • Bachelor’s degree required; post-graduate degree in Marketing, Communications, or Business a plus.

Compensation

The annual full-time base salary range for this role is $200,000+. Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and Speed Bay Senior Management approval. Speed Bay offers PTO and paid holidays, the terms of which are set forth in the program policies. All full-time employees are also eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K, in each case in accordance with the terms of the applicable plans.
