Job Title: Regional Manager

Job Description:

The Regional Manager is a key leadership role responsible for overseeing a portfolio of properties within a defined region. This position requires exceptional leadership skills, strategic thinking, and the ability to drive operational excellence while ensuring tenant satisfaction. The Regional Manager will lead, mentor, and support on-site teams while driving financial and operational performance across the assigned portfolio.

Key Responsibilities:

Regional Leadership

  • Provide strategic leadership and direction to property managers and regional teams within the assigned region.
  • Develop and implement regional strategies to achieve business objectives and maximize property performance.
  • Ensure alignment between corporate objectives and property-level execution.

Property Operations

  • Oversee and ensure the effective operation of multiple properties, including leasing, maintenance, and resident relations.
  • Monitor property performance and financial results, taking proactive steps to optimize performance.
  • Ensure compliance with company policies, industry standards, and regulatory requirements.

Team Development

  • Lead, mentor, and develop property managers and regional teams to achieve their full potential.
  • Foster a culture of accountability, teamwork, and continuous improvement.
  • Provide training and development programs to enhance team skills and knowledge.

Resident Relations

  • Promote excellent resident relations and satisfaction across all properties.
  • Address resident concerns and ensure responsive communication.
  • Implement resident engagement initiatives to foster a positive community environment.

Budget Management

  • Collaborate with property managers to develop and manage property budgets.
  • Monitor financial performance and implement cost-saving measures where necessary.
  • Ensure revenue growth and expense control to meet financial targets.

Vendor and Contractor Management

  • Manage vendor relationships, contracts, and services to ensure quality and cost-effectiveness.
  • Oversee capital improvement projects and renovations as needed.
  • Ensure timely completion of maintenance and project work.

Regulatory Compliance

  • Ensure properties are compliant with all local, state, and federal regulations.
  • Monitor changes in regulations and implement necessary adjustments.
  • Conduct periodic audits to assess compliance and mitigate risks.

Reporting and Analysis

  • Prepare and present regular reports on property performance and regional metrics to senior management.
  • Analyze data and trends to make informed strategic decisions.
  • Implement performance tracking systems to measure success.

Market Analysis

    • Stay informed about local real estate market trends and competition.
    • Identify opportunities for expansion or improvement within the region.
    • Provide recommendations on market positioning and strategic initiatives.
    • Represent Strategic Properties on client calls, potential client calls, and at industry events, showcasing capabilities and fostering relationships.

 

Requirements:

  • Bachelor’s degree in Business Administration, Real Estate, or a related field preferred.
  • Minimum of 5-7 years of experience in regional property management or a similar leadership role.
  • Strong financial acumen with experience in budgeting, forecasting, and financial reporting.
  • Proven ability to lead and develop high-performing teams.
  • Excellent communication, negotiation, and problem-solving skills
  • Knowledge of property management software and industry best practices.
  • Ability to travel as needed within the assigned region.

BENEFITS:
Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits on the 1st day of the month, following completion of 30 continuous days of employment. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.

Salary: $90,000 – $95,000 annually
