ABOUT THIS ROLE:
The Regional Asset Director is responsible for overseeing the operations of an assigned region comprising multiple property portfolios, including direct management of their own portfolio. This role requires strong leadership, strategic oversight, and hands-on support to ensure the success and professional development of multiple Regional Real Estate Managers, Assistant Regional Real Estate Managers, and other corporate team members supporting regional operations.
The Regional Asset Director holds indirect responsibility for the performance of all properties within the region, including fiscal oversight focused on income maximization and expense control. Key responsibilities include the preparation and execution of marketing strategies, operating budgets, and monthly financial analyses, as well as the effective operation of investment properties to achieve clients’ real estate investment objectives.
The successful candidate prioritizes clear, consistent communication with both existing and prospective clients and demonstrates the ability to lead change initiatives while upholding Sunrise Management’s core values.

SALARY RANGE:
$150,000.00 to $180,000.00 depending on experience. *Annual salary is a combination of base pay and supplemental wages.
ESSENTIAL DUTIES AND RESPONSIBILITIES:

REGIONAL LEADERSHIP

Build market presence through proactive business development and outreach to prospective clients, real estate brokers, and key community stakeholders. Analyze properties as investment and management opportunities, collaborating with marketing and internal partners to develop proposals, prepare budgets, conduct inspections, complete due diligence, negotiate management agreements, and oversee property onboarding.

Provide leadership, mentorship, and managerial oversight for Regional Real Estate Managers, Assistant Regional Real Estate Managers, and Property Administrators. Foster high-performing, dynamic teams by creating an environment that encourages accountability, collaboration, and excellence.

Lead recruitment efforts with a thoughtful, strategic approach focused on attracting and retaining high-quality talent. Conduct performance reviews, address sensitive and complex personnel matters with professionalism, and demonstrate fair, consistent, and effective people management practices.
FINANCIAL OPERATIONS OF PORTFOLIO

Prepare and analyze monthly financial reports and provide written client communications that address both stated and anticipated concerns.

Maintain responsibility for the overall financial performance of properties within the assigned management portfolio.

Operate each property to its highest and best use in alignment with client objectives and Sunrise Management standards, maximizing financial performance through optimized occupancy, rental rate growth, income enhancement, and disciplined expense control.
LEADERSHIP WITHIN PORTFOLIO

Supervise onsite staff across properties within the assigned portfolio.

Partner closely with the Sunrise Management Human Resources team to interview, hire, coach, counsel, and develop the staff required to ensure the successful operation of the portfolio.

Provide ongoing guidance and direction to support team members in achieving their professional goals in alignment with Sunrise Management’s organizational objectives.
MARKETING/LEASING OF PORTFOLIO

Prepare and implement property-specific marketing and management plans aligned with each client’s goals and objectives.

Create, oversee, and administer advertising strategies for communities within the assigned portfolio, including property websites and other relevant media channels.

Support broader marketing initiatives by providing strategic input and recommendations related to promotions, advertising campaigns, and branding opportunities.
WHAT YOU’LL NEED
- Active CA Real Estate License required
- 3rd Party Property Management experience.
- 10 years’ property management experience.
- Minimum of three years Regional Director experience in conventional multi-family, long term rentals, including staff hiring, training and supervision.
- Knowledge of local and state landlord/tenant law and legislative activity impacting property management in California.
- Must live in geographic area.
- Experience managing a portfolio; eight or more separate properties.
- CPM designation highly desired
- Experience with core Property Management Systems, (i.e., Entrata OneSite, Yardi, AppFolio).
- Excellent written and verbal communication skills.
- Strong Financial Acumen.
- Availability of reliable transportation, a valid driver’s license and automobile insurance are a must as travel to properties and meetings will be required.
