
Sunrise Management - District Manager - San Diego County Region
- This position requires a valid California Department of Real Estate (DRE) license that is current and in good standing. Candidates must maintain an active license and comply with all applicable California real estate licensing requirements throughout their employment.
Essential Duties and Responsibilities - Include but not limited to:
Operational Leadership & Oversight
- Provide direction and support to Community Managers and onsite teams to ensure high-quality operations across assigned properties.
- Conduct regular property visits to assess operations, curb appeal, safety practices, and resident experience.
- Ensure policies, procedures, Fair Housing practices, ADA accessibility, and safety programs are consistently followed.
- Support resolution of escalated resident concerns or operational challenges when needed.
Financial & Business Performance
- Review and evaluate monthly financial statements, occupancy trends, rent collections, and operating expenses.
- Assist with preparation, approval, and management of annual budgets for each property.
- Implement revenue optimization strategies, marketing initiatives, leasing plans, and resident retention programs.
- Ensure timely vendor invoice processing and adherence to accounting procedures.
Client & Stakeholder Relationships
- Maintain professional, timely communication with property owners and asset partners.
- Prepare operational updates, recommendations, and business plans aligned with ownership goals.
Team Leadership & Development
- Support recruitment, onboarding, training, coaching, performance evaluation, and professional development of onsite staff.
- Promote positive leadership, accountability, and continuous improvement.
- Ensure timely review and approval of electronic timecards, schedules, and performance documentation in accordance with company policies.
- Conduct regular team meetings to clarify expectations and support consistent communication.
Marketing, Leasing & Compliance
- Oversee property marketing, pricing, leasing guidelines, resident selection criteria, and retention strategies.
- Monitor local market and competitor conditions and recommend adjustments to maintain occupancy and revenue goals.
- Ensure timely and compliant handling of delinquent accounts and legal matters.
- If applicable, ensure properties meet requirements for affordable housing, tax credit, or bond program compliance
Experience and Qualifications:
- Minimum 4–6 years of multifamily property management experience, including supervisory responsibility for multiple sites.
- This position requires a valid California Department of Real Estate (DRE) license that is current and in good standing.
- Strong understanding of Fair Housing, California landlord/tenant laws, and multifamily operations.
- Proven leadership, coaching, and communication skills.
- Proficiency with property management software (Yardi, RealPage, or similar) and Microsoft Office.
- Experience with affordable/tax-credit or mixed-income communities (if applicable to assigned portfolio).
- Professional certifications (e.g., CAM, CAPS, ARM, CPM) preferred but not required.
