Facilities HVAC Technician

The Facility HVAC Technician is responsible for performing the maintenance, repair, and efficient operation of chillers, boilers, and HVAC/R systems supporting critical environments at Surmodics’ three Eden Prairie sites. This role ensures precise environmental control in cleanrooms, laboratories, and production areas, with strict adherence to safety, regulatory, and quality standards (ISO 9001/13485/14644). The HVAC Technician will coordinate with external contractors as required to complete maintenance activities. Additionally, the HVAC Technician will respond to general facility requests by building occupants.

Responsibilities 

HVAC and Environmental Systems (60%)
•    Operate, inspect, troubleshoot, and maintain air-cooled chillers, boilers, air handling units, compressors, HEPA filters, fume hoods, exhaust systems, and related HVAC infrastructure
•    Monitor and optimize performance of chilled water and hot water systems to maintain consistent environmental conditions
•    Perform preventive and corrective maintenance on refrigeration circuits, pumps, valves, motors, actuators, and control systems
•    Maintain system logs, trend analysis, and performance records for chillers, boilers, and air distribution systems
•    Coordinate vendor support for major equipment overhauls and ensure contractor compliance with company safety and documentation standards
•    Adjust and calibrate building automation systems (BAS) and sensors to maintain tight temperature, humidity, and pressure tolerances in cleanroom and lab areas
•    Monitor the sites’ building automation systems (BAS) and respond to alarms as necessary 
•    Experience installing, troubleshooting, and basic programming of BAS is preferred 
•    EPA 608 certification, Class C boiler’s license, and registered unlicensed electrician is preferred 
•    Experience with cleanrooms and Good Manufacturing Practices (GMP) is preferred 

General (40%)
•    Perform general maintenance tasks 
•    Utilize the CMMS (Blue Mountain Regulatory Asset Management [BM-RAM]) to document preventive, corrective, and contractor work activities, including regulatory compliance requirements 
•    Schedule and complete assigned work tasks on evenings or weekends as needed (approximately once a month)
•    Keep adequate inventory of maintenance parts and consumables on hand and order materials as required
•    Review and update facility related SOPs as required
•    Perform assigned work orders and respond to facility related Help Desk Ticket Requests
•    Get quotes for small facility renovation projects or equipment replacement and schedule and coordinate the work
•    Provide coverage as needed-collect hazardous waste and perform waste bulking; plan, schedule, and coordinate all routine hazardous waste shipments to ensure DOT labeling, shipping, and disposal requirements are met
•    Serve on Surmodics’ Emergency Response Team
•    Perform additional duties at the request of Facilities management

 Minimum Qualifications

•    High school diploma
•    7+ years’ experience with HVAC/R or 4 years’ experience and a related technical degree 
•    Ability to manage multiple customer requests and coordinate with internal customers and outside vendors to complete facility related maintenance and repair projects
•    Ability to work independently and take initiative to maintain facilities at a high standard
•    Ability to read and follow detailed instructions accurately
•    Ability to lift up to fifty pounds
•    Ability to climb ladders
•    Ability to wear a respirator
•    Good communication/interpersonal skills
•    Basic mechanical aptitude
•    Computer literate

Targeted Salary Range

$70,300 - $105,400 USD
