Your Opportunity

Scion is paving a path in student living, and the Regional Marketing Associate is a crucial team member responsible for driving traditional marketing efforts and lead generation strategy. This role focuses on developing and executing strategic marketing initiatives that enhance brand presence, support leasing performance, and align with business objectives within a designated region.

The Regional Marketing Associate reports to the Director of Marketing and collaborates closely with on-site teams, sales teams, and the digital marketing team to ensure an integrated approach. This positions focus will be traditional marketing efforts such as grassroots campaigns, on-campus promotions, housing fairs, partnerships, and event activations, while collaborating with our internal team members to ensure this aligns with our digital strategy.

This position will be based full-time out of our corporate headquarters in Chicago, IL.

Your Responsibilities

  • Strategic Planning & Performance Analysis
    • Develop & oversee full-year traditional marketing plans to ensure timely execution of key initiatives.
    • Create a marketing playbook outlining approved traditional & guerrilla marketing tactics, including housing fairs, business partnerships, brand awareness campaigns, and campus activations per region.
    • Work with each community to develop marketing plans tailored to their leasing cycle, target audience, and competitor landscape.
    • Align traditional marketing strategies with sales messaging, rate adjustments, and concessions.
  • Collaboration & Communication
    • Meetings with sales teams to align on leasing goals, lead quality, and upcoming marketing efforts.
    • Monthly check-ins with community teams to review progress, challenges, and planned initiatives.
    • Weekly alignment with Scion’s internal marketing team to ensure traditional and digital marketing efforts complement each other.
  • Traditional Marketing Operations & Compliance
    • Develop and oversee contest rules (creation and submission) for marketing campaigns.
    • Manage traditional marketing budget tracking to ensure efficient allocation of resources.
    • Coordinate promo & events hub inputs for regional marketing campaigns.
    • Oversee art request forms and creative project submission.
  • Traditional Marketing Campaign Execution
    • Provide communities with a marketing playbook for housing fairs, campus events, and grassroots campaigns.
      • Develop relationship-building strategies with local businesses, student organizations, and campus influencers.
      • Coordinate and support pop-up events, contests, and on-the-ground brand awareness activities.
    • On-site support – As needed
      • Conduct site visits to assess marketing execution, provide guidance, and gather insights.
    • Responsible for driving traditional leads to the community.
  • Accountability & Tracking
    • Utilize Click Up to create, track campaign progress, event execution, and regional marketing plans.
    • Submit promo and event details via Yield IQ dashboard and promo & events form, ensuring visibility for leadership.
    • Work with SMR-O team to measure event attendance, lead generation impact, and cost-effectiveness of traditional marketing efforts.
    • Use data insights to adjust marketing plans and optimize performance.
    • Achieve KPIs set for lead obtainment.
  • Reporting & Optimization
    • Monthly Reports: Summarize marketing activities, performance insights, and ROI from grassroots efforts and provide findings to sales, operations, and site teams.
    • Quarterly Reviews: Analyze leasing trends, recommend new strategies, and scale successful tactics across multiple communities.
    • Assist in building out proven marketing strategies to implement organization wide.

What We Require

  • 3-5 years in marketing, preferably in real estate, property management, or a related field.
  • Strong analytical, project management, and communication skills with a strategic mindset.
  • Proficiency in marketing analytics tools, CRM platforms, and performance tracking software.
  • On-site student housing or multifamily housing experience preferred.
  • Ability to travel up to 30% of the time.

Operational Details

  • Job location is based at Scion’s Chicago corporate headquarters.
  • Working hours consist of standard daytime business hours.

The base salary range for this full-time position is $55,000 - $60,000 + bonus + benefits. Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
