Role Mission
Are you a detail-oriented observer who loves being on the move?
Ziprent (a subsidiary of TurboTenant) is looking for an independent contractor (1099) Property Inspector to be our eyes and ears on the ground. This isn’t just about snapping a few photos; it’s about ensuring the integrity and security of the homes within our ecosystem.
In this role, you’ll have the unique opportunity to represent a tech-forward property management powerhouse. You’ll be the boots on the ground, transforming physical property conditions into accurate digital records and ensuring our landlords and tenants have total peace of mind.
Key Responsibilities:
- Inspections & Walkthroughs: Use your smartphone (iPhone 12+ or equivalent required) to capture high-quality, detailed photos and notes of interior and exterior spaces.
- Mastery of the Field: Test, document, and manage property keys and smart lockboxes with precision.
- Operational Excellence: Respond to same-day, as-needed tasks including property security checks, notice posting, and verifying cases of abandonment.
- Data Integrity: Submit comprehensive walkthrough reports within 24 hours to ensure our data remains rock-solid.
- Professional Navigation: Handle sensitive situations—such as encounters with squatters or coordinating with law enforcement—with extreme professionalism and poise.
- Effective Communication: Maintain a proactive and responsive presence across all communication channels, especially email.
Qualifications:
- Tech-Forward Approach: You are tech-savvy and comfortable managing electronic smart lockboxes and mobile reporting apps.
- Reliability & Mobility: You have a reliable vehicle, a smartphone, and the willingness to travel a minimum of 35–50 miles for assignments.
- Keen Eye for Detail: You possess a natural knack for spotting the small things that others might miss.
- Professional Background: While not required, experience in Home Inspection, Property Management, or Real Estate is a major plus.
- Location: You must live within 35 miles of the market area to be considered for this role.

About Us:
At TurboTenant, we simplify the complex and intimidating process of managing your own rental property. And we do it through an elegant software platform for small, “do-it-yourself” landlords and their tenants. But don’t take our word for it. Read reviews from some of our 1 million landlords.
Quantity of Jobs:
Number of job requests varies by market region. This is a contracted 1099 position, and requests are sent out on an as-needed basis. Most markets average 3 –10 jobs per month. Candidates should be flexible and comfortable with limited assignments initially while the market and workload grow.
Compensation:
- $85–$150+ per inspection (based on property size)
- $50/hour for miscellaneous tasks
- Travel fees apply for inspection jobs exceeding 35 miles each way
- $35–$60 per smart lockbox pick-up (depending on distance)
Salary Range
$1 - $50,000 USD
