Role and Responsibilities Overview
The Porter is responsible for maintaining the cleanliness, appearance, and overall condition of the property’s common areas, grounds, and vacant units. This role supports leasing and resident satisfaction by ensuring the community is well-presented, safe, and ready for occupancy at all times.
Cleaning & Unit Preparation
- Clean and maintain property common areas, including lobbies, hallways, stairwells, elevators, laundry rooms, restrooms, offices, and model units on a defined schedule
- Clean vacant apartment units in preparation for marketing, showings, and occupancy
- Ensure business offices and shared spaces are clean, organized, and professional in appearance
- Maintain the overall exterior appearance of the property, including sidewalks, driveways, parking areas, dumpster enclosures, exterior hallways, and public spaces
- Perform routine trash and debris removal throughout the community
- Support seasonal upkeep, including snow removal and basic landscaping tasks as needed
Operational & Team Support
- Report maintenance issues, safety concerns, or hazards promptly to the Maintenance Supervisor or maintenance staff
- Assist with inventory control of cleaning supplies and equipment
- Support maintenance and operations teams with additional tasks as assigned
Safety & Resident Interaction
- Follow all safety procedures and proper use of cleaning agents, tools, and equipment
- Address resident questions or concerns in a friendly, professional manner
- Maintain a high standard of customer service while working in resident-facing areas
Qualifications
- Knowledge of the safe use of cleaning agents and equipment
- Ability to follow directions, manage tasks independently, and complete work on time
- Strong attention to detail and commitment to cleanliness and safety
- Willingness to follow all company safety policies and procedures
- Prior experience cleaning multifamily residential or commercial buildings is helpful, but not required
Education & Experience:
- High School Diploma, GED, or trade, technical, or vocational training
- Some related experience is helpful; equivalent practical experience is welcome
Work Environment & Physical Requirements:
This role operates across both indoor and outdoor environments, including offices, common areas, residential units, and property grounds. The position regularly requires moving between buildings and working outdoors in varying weather conditions.
- Ability to stand and walk for extended or continuous periods
- Ability to ascend and descend stairs, ladders, and step stools
- Ability to lift, carry, push, pull, or move objects weighing up to 25 pounds
- Ability to work indoors and outdoors in varying weather conditions
- Ability to operate standard office and cleaning equipment as needed
