Schedule: Monday–Friday, On-Site + On-Call for Emergencies
Hourly Rate: $29.50/hr

Role and Responsibilities Overview
The Maintenance Supervisor is responsible for leading the maintenance function at the property level—ensuring buildings, systems, and common areas are safe, functional, and well-maintained. This role directly impacts resident satisfaction, building longevity, and regulatory compliance.
You’ll supervise Maintenance Technicians, coordinate vendors, oversee preventive maintenance programs, and partner closely with Community Management to prioritize work orders, unit turns, and capital projects. Success in this role means fewer emergencies, faster response times, well-trained technicians, and properties that remain safe, compliant, and market-ready.
This role is ideal for a technically skilled leader who enjoys coaching others, takes ownership of building systems, and understands the operational realities of multifamily or affordable housing environments.
Maintenance Leadership & Team Management
- Supervise, train, and support Maintenance Technicians and porters as applicable
- Assign and prioritize daily work orders and unit turnover tasks
- Support hiring, onboarding, scheduling, and performance management of maintenance staff
- Lead by example with strong safety, quality, and customer service standards
Property Maintenance & Building Systems
- Oversee routine, preventive, and corrective maintenance across the property
- Ensure timely completion of work orders and unit turns
- Monitor building systems including plumbing, electrical, HVAC, life safety, and appliances
- Identify recurring issues and recommend long-term solutions
Safety, Compliance & Risk Management
- Ensure compliance with safety regulations, building codes, and company procedures
- Conduct regular property inspections and identify hazards or deferred maintenance
- Maintain documentation related to inspections, repairs, and preventive maintenance
- Support regulatory inspections and address findings promptly
Vendor & Project Coordination
- Coordinate and oversee third-party vendors and contractors
- Support capital improvements and larger maintenance projects
- Track materials, tools, and inventory to support efficient operations
Resident & Cross-Functional Partnership
- Partner with Property Management to support resident satisfaction and communication
- Communicate clearly with residents regarding maintenance timelines and expectations
- Serve as an escalation point for complex maintenance or safety concerns
Qualifications
- Strong technical knowledge of building maintenance and repair
- Proven ability to lead, train, and motivate maintenance teams
- Strong organizational and prioritization skills
- Commitment to safety, quality workmanship, and professionalism
- Clear, respectful communication with residents and colleagues
- Comfort responding to on-call emergencies and time-sensitive issues
Education & Experience
- High School Diploma or equivalent required
- 3–5+ years of multifamily or residential maintenance experience, including supervisory responsibilities
- Experience with plumbing, electrical, carpentry, appliance repair, and HVAC systems
- HVAC certification, EPA Universal, or other trade licenses preferred
- Experience working in affordable or regulated housing environments is a plus
- Familiarity with maintenance tracking systems and work-order software
Work Environment & Physical Requirement
- On-site residential and building environments
- Frequent walking of the property, climbing stairs, bending, lifting, and working outdoors
- Ability to lift, carry, push, or pull up to 50 pounds
- Use of hand tools, power tools, ladders, and maintenance equipment
