Job Responsibilities
- Conduct market research and feasibility studies to evaluate real estate and construction opportunities and identify trends.
- Analyze financial statements, budgets, cost estimates, and cash flow projections to assess investment and project performance.
- Oversee project planning and execution, including site selection, lease negotiation, contractor procurement, scheduling, and stakeholder coordination.
- Develop detailed financial and project models (cash flow, NPV, IRR, sensitivity analysis) to evaluate investment returns and project viability.
- Prepare investment memos, project reports, and presentations for senior leadership, investment committees, and project steering teams.
- Support due diligence, including property inspections, contractor evaluations, lease and contract reviews, permitting, and environmental assessments.
- Monitor and report on the performance of real estate assets and construction projects, identifying opportunities for cost optimization and risk mitigation.
- Collaborate with finance, acquisitions, operations, procurement, and project management teams to support strategic portfolio and capital planning initiatives.
- Coordinate transaction and RFP processes, including market analysis, bid evaluation, and project approval documentation.
- Provide oversight to brokers, contractors, subcontractors, and consultants, ensuring adherence to project scope, schedule, and contract obligations.
- Potential of 30% overnight travel
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Finance, Real Estate, Business, or a related field.
- 1-2 years of experience in real estate or construction project analysis, investment banking, financial analysis, or capital project planning.
- Strong analytical skills with proficiency in budgeting, financial modeling, valuation, and project evaluation techniques.
- Excellent written and verbal communication skills, with the ability to clearly present complex financial and technical information.
- Highly organized and detail-oriented, capable of managing multiple projects and priorities in a fast-paced environment.
- Proficient in Microsoft Excel, PowerPoint, and relevant financial or project management software (e.g., MS Project, Procore, or similar).
- Knowledge of real estate and construction industry fundamentals, including market dynamics, budgeting, scheduling, permitting, and contractor coordination.
- Collaborative team player who thrives in a fast-paced environment and contributes positively to team culture and performance.
