Vice President of Real Estate

Position Summary:

We are seeking a strategic and execution-oriented Vice President of Real Estate and Development to lead our market expansion initiatives. This individual will be responsible for identifying new locations, negotiating LOIs and leases, facilities management, and overseeing the full buildout and development process to ensure timely openings of our new sites.

Key Responsibilities:

Site Selection & Strategy

  • Source and evaluate new locations using demographic, market, and competitor analysis
  • Conduct site visits and work with brokers and landlords to identify prime real estate
  • Build and manage a site pipeline aligned with growth targets

Real Estate Negotiation

  • Negotiate Letters of Intent and lease terms for new and existing locations
  • Collaborate with legal counsel to finalize lease documents
  • Maintain relationships with landlords, REITs, and local developers

Construction & Development Oversight

  • Manage permitting, entitlement, and construction processes
  • Oversee general contractors, architects, and consultants to ensure on-time, on-budget delivery
  • Ensure each site meets operational, branding, and compliance requirements

Portfolio Management

  • Monitor trends and market conditions to identify opportunities and mitigate risks
  • Develop and implement facility management policies and procedures to optimize operational efficiency and cost-effectiveness
  • Ensure all facilities comply with healthcare regulations, building codes, safety standards, and accreditation requirements
  • Engage and communicate effectively with landlords to address any property-related issues and maintain a positive working relationship
  • Manage relationships with external vendors and service providers, ensuring high-quality service delivery and contract compliance
  • Conduct regular assessments to identify and address potential issues or areas for improvement
  • Lead initiatives to improve space utilization, sustainability, and employee experience

Cross-functional Leadership

  • Work with finance on capital planning and ROI modeling for new sites
  • Coordinate with marketing, operations, and IT for pre-opening readiness
  • Provide updates to senior leadership on timelines, budgets, and performance

Knowledge/Skills/and Abilities Requirements:

  • In-depth understanding of real estate principles, market trends, and valuation methods
  • Knowledge of facility operations, maintenance, and maintenance best practices
  • Proven ability to manage complex real estate projects from inception to completion
  • Meticulous attention to detail in all aspects of real estate management
  • Focus on achieving measurable outcomes and driving value for the organization

Qualifications:

  • Bachelor’s degree in Facilities Management, Real Estate, Business Administration, or a related field, or equivalent experience; MBA preferred
  • Proven leader who can mentor, lead, drive, and motivate direct reports and indirect resources
  • Broad general management skills. Including knowledge of business systems, business processes, management, budgeting, and office operations.
  • 10+ years of progressively responsible experience in real estate site selection and development (multi-site retail, healthcare, restaurant, or service industries preferred)
  • Proven track record negotiating leases and delivering locations on time and within budget
  • Strong knowledge of lease structures, construction processes, and zoning/permitting
  • Excellent negotiation, project management, and communication skills
  • Willingness to travel as needed

While performing the duties of this Job, depending on site location, the employee may be exposed to moving mechanical parts and equipment. The employee may occasionally be exposed to high, precarious places, fumes or airborne particles; outside weather conditions and vibration. The employee may occasionally be exposed to wet and/or humid conditions; toxic or caustic chemicals; extreme cold; extreme heat and risk of electrical shock. The noise level in some work environments is occasionally loud.
