Special Loans at Valon
Valon’s Special Loans Team is responsible for managing core business processes for MERS updates and reconciliation, SCRA-protected loans, recasts, assumptions, successor in interest, and partial release requests. We are a team of creative individuals who approach servicing challenges with an innovative mindset. Our goal is to help homeowners resolve special servicing needs while providing a first-class experience with Valon, all from behind the scenes.
About the Role
We are seeking an experienced and detail-oriented Assumptions Manager to oversee the operational, compliance, legal, and investor-related aspects of the assumption process. This role will ensure adherence to investor guidelines, regulatory requirements, and internal policies while optimizing operational workflows. The ideal candidate will have a strong background in mortgage servicing, compliance, investor relations, and risk management, with proven leadership experience.
Key Responsibilities:
- Lead and manage a team of Assumptions Underwriters, ensuring operational efficiency and compliance with investor (Fannie Mae, Freddie Mac, FHA, VA, USDA) and company guidelines.
- Oversee and enhance processes related to assumptions, ensuring regulatory and legal compliance while identifying opportunities for operational improvements.
- Develop and implement policies and procedures to align with investor requirements, mitigate risks, and improve servicing quality.
- Work closely with compliance and legal teams to address regulatory changes, audits, and policy updates affecting the assumptions process.
- Act as the primary liaison with investors, responding to inquiries, providing required documentation, and ensuring all assumption transactions meet investor standards.
- Monitor team performance, SLAs, and key performance indicators (KPIs) to ensure timely processing and issue resolution.
- Collaborate with internal stakeholders, including risk management, compliance, legal, and servicing teams, to handle escalations and ensure a seamless customer experience.
- Stay up to date on industry changes, regulatory updates, and investor guidelines that impact the assumption process.
- Assist in system enhancements, workflow optimization, and automation initiatives to improve operational effectiveness.
- Directly communicate with Freddie, Fannie, and Ginnie
Minimum Qualifications
- 5+ years of experience in assumptions within mortgage servicing, compliance, investor relations, or a related field, with at least 2+ years in a leadership role.
- Strong knowledge of loan assumptions, investor guidelines (Fannie Mae, Freddie Mac, FHA, VA, USDA), regulatory compliance, and legal considerations.
- Experience managing teams and ensuring adherence to compliance and investor requirements.
- Strong attention to detail and ability to manage multiple priorities in a fast-paced environment.
- Proficiency in mortgage servicing systems (e.g., MSP, Black Knight, or equivalent) and document management tools
- Bachelor’s degree in finance, business, or a related field preferred.

- A track record of developing or enhancing policies, procedures, and workflows to improve efficiency and customer experience

New York Base Compensation Pay Range
$68,000 - $92,000 USD
