Maintenance Supervisor in Training - Bexley Village at Concord Mills

We are currently seeking a skilled & motivated Maintenance Supervisor in Training for Concord, NC in the Charlotte area:
Location: Bexley Village at Concord Mills
** You will be working and training onsite alongside a supervisor with a full maintenance team, will need to have future flexibility to transfer to another Charlotte community for a supervisor role.
In this role, you will be managing and coordinating activities of a service team to ensure that all upkeep, inventory and repair of grounds and buildings of the property are completed in an efficient manner, as well as working as part of the team to complete all maintenance duties.
Our maintenance team will diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural and appliances. You will also schedule and directly supervise all in-house and/or vendor work. You will share on-call with other team members.
This is a hands on role. The effective performance of our service team maximizes rents and maintains high occupancy levels by following professional maintenance practices, using quality control and following policies/procedures. Our service team is customer service driven which creates a lasting influence on visitors, prospects, and residents.

Compensation:
Pay - starting at $26 per hour depending on experience
On Call Bonus - $150 per week (calls or no calls) plus additional $150 per holiday on call bonus
Quarterly Bonus – $1,110 potential (based on performance of property and team)

Requirements:
Qualified candidates must have a minimum of 4 years trade related experience with at least 1 year of hands on apartment maintenance lead, assistant or supervisory experience.
Strong working knowledge of all aspects of building maintenance including electrical, plumbing, appliance repairs, interior/exterior maintenance and carpentry
EPA/CFC Refrigerant certification required (Type I and II or Universal).
Hands on HVAC repair experience required
Computer skills: use business software to assign and manage work orders, schedule turns, order supplies and communicate via email.
Willing to share on-call with other team members.
Valid driver's license, transportation and tools required.
DMV and background/criminal check will be conducted.

Property Manager In Training
We have a fantastic Property Manager In Training opportunity available!
Weinstein Properties, headquartered in Richmond, Virginia owns and manages over 60 apartment communities in Virginia, North Carolina, Texas, Tennessee, and Georgia. Still owned and operated by the Weinstein family after 70+ years, our continued success is attributed to our hands on approach to daily operations and our focus on the customer experience.
Property management experience is a plus, will also consider strong management experience from customer service, sales, hospitality or retail environments. We offer training and coaching on how to master the necessary skill sets, and direction for professional development. Prior management experience is a must. Come on board in to a leadership role, learn our company and grow in to a Property Manager. This position would train under another manager until moving to your own property when available, time frame can vary.
Location: Bexley Steelecroft - Steele Creek area of South Charlotte, NC
Pay: Hourly rates are competitive (starting at $24/hour) and increasing based on experience + Quarterly Bonuses

What are some tasks and responsibilities that come along with this position?
Work with prospects who are interested in knowing more about our communities. Answer internet leads, phone calls, schedule appointments and take prospects on a tour of the community.
Process leasing applications, put together lease paperwork, request security deposits and leaseholders to sign the lease.
Give great customer service to our residents, assist them with any needs they have such as going over their renewal, notice to vacate, early termination, adding a pet, wanting to transfer to another apartment home, answering questions about their account.
Work along side maintenance, walk apartments when they are ready to confirm everything looks great, monitor property needs, follow up with residents about work orders or any maintenance needs they have.
Create a great experience for residents upon move in.
Work with residents when they move out, process move outs and security deposit dispositions.
Post rent money, follow up on balances owed.
Resident activities - planning, preparing and hosting.
Lead the team, help with training and accomplishing goals.
Assist the Property Manager as needed

EPA Certified Residential Maintenance Technician

We are looking for someone to come on board in a Maintenance Technician role.
Location: Bexley at Brier Creek - Raleigh, NC
Skill Level:
At least 3 years of apartment/residential maintenance experience including electrical, plumbing, appliance repairs, interior/exterior maintenance and carpentry
CFC/EPA certification – Type II or Universal
Hands on HVAC repair experience
Compensation:
Pay - starting at $23-25 per hour and up depending on experience
On Call Bonus - $150 per week (calls or no calls) plus additional $150 per holiday on call bonus
Quarterly Bonus – $980 potential (based on performance of property and team)

Schedule:
Regular hours: Full Time – Monday thru Friday 8am-5pm, 40 hours per week
Additional hours: Participation in weekly emergency on-call rotation with the team required
Tasks and Responsibilities include the following:
Complete work orders in occupied and vacant apartments
Assist with turn/make ready process of vacant apartments
Work with the team to maintain property grounds on a daily basis
Assist with general property and building maintenance of the community including clubhouse, amenities and pool
