Facility Maintenance Technician II
Job Summary
The Facility Maintenance Technician II is a journey-level role responsible for performing and overseeing a wide range of complex facility maintenance tasks. This position requires advanced technical knowledge in HVAC, electrical, plumbing, and building systems. The Technician II works independently with limited supervision, leads projects, mentors junior staff, and ensures compliance with safety and operational standards.
This is a 2nd shift role. Must be able to work flexible hours, including weekends and overtime when necessary.
Responsibilities
- Lead and coordinate complex maintenance projects across multiple facilities.
- Perform advanced diagnostics and troubleshooting of HVAC, electrical, plumbing, and mechanical systems.
- Mentor and train junior technicians; provide technical guidance and oversight.
- Ensure compliance with safety regulations and building codes during all maintenance activities.
- Manage vendor relationships and oversee contracted maintenance services.
- Perform general facility maintenance tasks: electrical, plumbing, carpentry, painting, and masonry repairs.
- Conduct preventative maintenance activities and system checks (e.g., HVAC filters, fire suppression systems, AEDs).
- Maintain equipment service logs using maintenance management software.
- Participate in Safety Committee and support fleet and security operations as needed.
- Understand and adhere to departmental processes and policies.
- Demonstrate initiative, accountability, and teamwork in all aspects of the role.
- Other duties as assigned.
Qualifications
- High School Diploma or GED required; technical certification preferred (e.g., HVAC, electrical, plumbing).
- Minimum five (5) years of experience in large facility maintenance operations.
- Advanced knowledge of building systems and maintenance procedures.
- Ability to read and interpret engineering drawings and schematics.
- Strong decision-making and problem-solving skills.
- Proficiency in Microsoft Office and maintenance software.
- Ability to prioritize workload and work independently.
- Valid driver’s license required.
- Forklift and aerial lift certification preferred or willingness to obtain.
- CPR certification preferred or willingness to obtain.
- Limited Building Maintenance Electrician license preferred or equivalent.
- Demonstrated ability to lead troubleshooting efforts and mentor junior technicians.
- Proficient in Microsoft Office and CMMS software tools.
- Strong organizational and decision-making skills; ability to prioritize tasks in a dynamic environment.
Essential Job Functions
- Must be able to stand for 8 hours a day.
- Must be able to lift 60 pounds.
- Must have a valid driver’s license and be able to use own vehicle for local trips to Home Depot, etc. (with reimbursement).
- Must be able to work flexible hours, including evenings, weekends, and PRN overtime.
- Must be willing to support the facility maintenance team in a collaborative environment.
- Must be able to handle extreme temperatures.
- Must be able to drive for up to 2 hours.
- Must be able to speak and understand English to communicate verbally and in writing.
- Regular and on-time attendance.
