Title Curative Specialist

WHAT YOU'LL WORK ON
Qualia is seeking a Title Curative Specialist to support our Title Services team in resolving title issues and ensuring clear title for real estate transactions across multiple states. An ideal candidate has a solid understanding of common title defects and the ability to work efficiently in a high-volume environment. This role is responsible for reviewing title commitments, identifying curative issues, obtaining required documentation, and clearing exceptions under the direction of the Manager, Title Services. The successful candidate will demonstrate strong attention to detail, excellent organizational skills, and a commitment to creating a smooth curative process.
RESPONSIBILITIES
- Review title commitments and related documents to identify curative requirements
- Obtain and review supporting documents such as payoffs, releases, affidavits, and corrective instruments to clear title exceptions
- Communicate with internal teams, title officers, underwriters, clients, and third parties to resolve curative issues
- Escalate complex curative matters to Manager, Underwriter, or Customer as appropriate
- Ensure all curative requirements are satisfied and documented prior to closing
- Accurately update title production software and maintain detailed file notes
- Support the Title Services team in meeting service level agreements (SLAs) and quality standards
- Collaborate with team members to ensure timely and effective resolution of curative items
YOUR BACKGROUND THAT LIKELY MAKES YOU A MATCH
- 2 or more years of experience in title curative or related title and settlement work
- Working knowledge of real estate title documentation and curative procedures
- Familiarity with resolving common title issues such as unreleased mortgages, judgment liens, and ownership discrepancies
- Strong attention to detail and organizational skills
- Effective verbal and written communication skills
- Ability to manage multiple files in a fast-paced, production-oriented environment
- Experience with Qualia’s software and suite of products
- Familiarity with working in a remote, deadline-driven team environment
- Ability to manage sensitive and confidential information with discretion
This role is remote and has a base annual salary of $60,000.00 to $70,000.00 plus a competitive equity and benefits package. (Salary to be determined by relevant experience, location, knowledge, and skills of the applicant, internal equity, and alignment with market data.)
