On-Site Porter

Location: 77057
Pay Range: $18.00 per hour
Employment Status: Part-Time

 

Position Overview

As a Porter, you will be responsible for performing a range of maintenance tasks to keep our client properties in excellent condition. This role requires interaction with staff and clients and involves handling mechanical systems and performing various maintenance and repair duties.

Key Responsibilities

  • Project and Bid Management:
    • You’ll play a critical role in managing maintenance projects, gathering bids, and ensuring proposals align with the scope of work. Familiarity with RFPs and understanding how to evaluate and present bids effectively to our property management team will be essential.
  • Vendor and Contractor Relations:
    • Experience in working with vendors and contractors is vital, ensuring strong, collaborative relationships for successful project outcomes.
  • CPO, Pool Maintenance:
    • Brushing, vacuuming, daily chemical balance, CPO certification preferred or willingness to obtain.
  • Property Maintenance Tasks:
    • Perform exterior and interior maintenance tasks, painting, drywall repair, and texture work.
    • Conduct boiler diagnostics and repairs.
    • Handle plumbing, basic electrical work, and HVAC diagnostics and repairs.
    • Perform general upkeep tasks such as power washing, debris removal, and porter services.
    • Coordinate and execute daily property walks, work order processes, and follow-up tasks to ensure completion.
    • Oversee vendor and contractor inspections and coordinate preventative maintenance plans. 
    • Carry out daily and weekly porter assignments. 
  • Building Inspections:
    • Inspect building equipment, systems, and facilities to identify and resolve issues. 

Required Skills and Qualifications

  • Experience: 
    • Make-Ready experience, including flooring reset, drywall work (tape, float, texture), painting, and weather sealing doors and windows.
    • Minimum of 2 years in facilities maintenance, preferably in condominiums. 
    • Pool maintenance experience with CPO certification [referred or willingness to obtain. 
    • Preferred certifications in plumbing, HVAC, and electrical systems.
  • Skills:
    • General maintenance skills in carpentry, electrical, HVAC, and plumbing. Knowledge of high-rise building systems and safety procedures.
    • strong internal and external customer service skills. 
  • Other Requirements:
    • Valid driver’s license, reliable transportation.

Additional Information:

  • Monday - Wednesday - Friday 8am to 5pm
  • Be available for after-hours emergencies and work flexible hours, including weekends
  • Majority of work involves standing, with activities including walking, bending, kneeling, and lifting or moving objects up to 50 lbs.

Compensation

Pay: $18.00 per hour
