Associate, Brooklyn Army Terminal

The Brooklyn Army Terminal Associate is responsible for supporting the oversight, development, and direct management of real estate strategies, asset-specific management plans, and innovative tools to optimize the overall operating model and expense structure at the 4.1M square foot, 59-acre Brooklyn Army Terminal campus.
Position Overview: A key member of the Sunset Park Asset Management team, the Associate will be responsible for implementing projects and strategies that advance the Brooklyn Army Terminal as a hub for innovation, economic opportunity and community vitality while providing stable financial returns to NYCEDC and the City. The Associate will report to and work closely with the Senior Associate and Vice President, Brooklyn Army Terminal. The Associate will manage internal and external projects and processes focused on the future upgrades to and development of the campus. Projects may include wayfinding, placemaking, tenant and public communication strategies, reporting and dashboard upgrades, preparing and overseeing Requests for Proposals (RFPs), preparing presentations and briefing documents, and supporting the $300 million of development and infrastructure projects slated for the next 3 years, including the renovation for the future home of the Climate Innovation Hub at the Brooklyn Army Terminal.
Essential Duties & Responsibilities:
- Assist in the day-to-day management of the Brooklyn Army Terminal, including maintaining tenant directories, verifying rent rolls and updating stacking plans, liaising with tenants, leasing and operations teams.
- Develop and maintain strategic monthly management reports that highlight asset operating performance based upon historical operating margins, collections and reforecast projections.
- Serve as a representative for EDC-led projects, including but not limited to Design & Construction projects, Green Economy initiatives, Workforce Development and other EDC mandates.
- Support and maintain strong working relationships with internal and external project stakeholders including third party service providers and tenants.
- Prepare contracts, RFPs, presentations and reports according to department and senior management expectations.
- Prepare and distribute tenant and public-facing communications.
- Develop and document best practices and SOPs for all aspects of the management of the asset.
- Support the execution of a variety of agreement types, including operating agreements, leases, permits and other contracts.
- Work with portfolio team to create an enlivened visitor experience through support on placemaking implementation, FF&E upgrades, campus activations including events, and other efforts to improve the site experience.

Qualifications:
- Bachelor’s Degree in Business Administration, Finance, Economics, Real Estate, or Planning.
- 2+ years of experience in real estate development, asset management, urban planning, project management, property management, economic development, commercial brokerage and/or related field.
- Demonstrated strong communication skills, including written and verbal skills and experience with negotiations.
- Proficiency in Microsoft Office, including experience with building and managing complex Excel workbooks.
- Detail-oriented and creative project management skill set.
- Ability to work independently and strategically while prioritizing competing needs and opportunities.
- Experience drafting public communications, memos, RFPs, reports, and other presentation materials.
- Experience working directly with property managers and tenants, market research, industrial campus planning/policy, manufacturing, and/or NYC real estate is preferred.
- Familiarity with Sunset Park community and the business and nonprofit ecosystems is preferred.
- New York City residence is required within 180 days of hire.
Salary Range
$80,000 - $82,000 USD
