Site Supervisor – Lead Mechanic – Teleport Campus

Position Overview: The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties.
Your Role: This is a supervisory Site Supervisor field position that will oversee the Operations and Maintenance (O&M) of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Teleport Campus in Staten Island NY and other properties as assigned within the EDC portfolio. The Teleport Campus is comprised of 5 large office buildings and associated common areas such as parking lots, driveways and greenways.
Essential Duties & Responsibilities:
- Maintenance & Repairs:
- Perform preventive maintenance, repairs, and emergency services as directed on EDC properties, including but not limited to low voltage electrical equipment/systems, plumbing, heating ventilation and air conditioner (HVAC), mechanical systems, carpentry, painting, masonry and other general repair needs. In-house repairs should be done
- Field Management:
- Assist in managing on-site EDC Field Staff and contracted retainer workers. Support and aid in the coordination of contactor site visits and/or repair/maintenance services.
- Ensure appropriate coverage and overlap among EDC/contracted staff at the campus
- Implement systematic maintenance program for the campus and its supporting facilities. Develop periodic inspection regiment for field staff to follow and implement.
- Inspections & Work Orders:
- Partner with EDC Campus Lead to ensure that the campus and its facilities are routinely inspected, and work orders are logged appropriately in accordance with EDC requirements. Ensure direct reports are properly tasked and equipped to log and perform scheduled inspections and work orders.
- Communication and Read Outs:
- Communicate effectively with EDC colleagues and external partners when the need arises. Provide status updates on repairs/projects to keep stakeholders informed.
- After-Hour Responses:
- Provide support after working hours for efforts such as contractor escort, site visits and other EDC planned events as needed.
- Snow Removal:
- During snow events that require removal duties, partner with the team to establish logistics plans to address removal duties and coordinate with appropriate contractors to ensure there is coverage.
- Duty Station and Site Reporting:
- This is an onsite position that requires a 5-day presence at the Teleport campus with travel to our main office at One Liberty Plaza as needed. Work schedule may include weekend coverage and is subject to manager approval/consideration.
- Supervisory Duties:
- This position is a supervisory role that will have at least 1 direct report. Managing time sheets, performance reviews, employee development and other supervisory duties are expected in this role. Direct reports are subject to change at the manager’s discretion.
- Training: Develop training program for direct report that will further their skillsets and technical knowledge of building and campus systems. Provide guidance in the form of on-the-job training and coaching to build towards a well-rounded team.

Qualifications:
- High School diploma or equivalent
- 5+ years of experience required with working knowledge in maintenance, inspections and repairs
- Have the ability to utilize handheld and desktop computer devices to input work orders and record work
- Must maintain a valid NYS Commercial Driver License with clean driving record
- Working knowledge of construction and handyman repair techniques.
- Ability to push or carry objects. This role involves physical activity necessary for the execution of job responsibilities.
- Experience working with hand and power tools, materials and equipment associated with construction related trades.
- Demonstrated communication skills and ability to work independently.
- Use of MS Office Word and Outlook.
- Use of two-way radios and iPhone
- New York City residence is required within 180 days of hire
Salary Range
$74,000 - $76,000 USD
